Beans From a Pittsburgh Roaster With Deep Roots
The coffee itself will come from La Prima Espresso Co. in Pittsburgh, a roaster founded in 1988 by Sam Patti in the city's historic Strip District, where Patti combined commercial espresso-equipment sales and service with a public coffee bar, according to the Daily Coffee News. The outlet reported that La Prima's expanded roastery is 6,000 square feet.
Once finished, the coffeehouse will serve coffee and baked goods.
A Heavy Lift Behind the Counter
The renovation calls for far more than a fresh coat of paint. Plans include an electrical-system upgrade, plumbing work for the coffee bar and bathrooms, structural support for a new second-floor mezzanine, and a new staircase to reach it. The team is also rebuilding the second-floor outdoor patio and reconfiguring the parking lot to add spaces.
The building's upper floor, once an apartment, is being converted into an open mezzanine as part of the redesign. Because that upstairs area will only offer seating, it won't require wheelchair accessibility, and the coffeehouse won't need an elevator or lift since everything offered upstairs will also be available downstairs. The ground floor will include ADA-compliant bathrooms.
LAY Construction is assisting with the building overhaul, according to background from the Jacksonville Daily Record. Design firm AE7 Design is credited with the architecture for the project.
Clearing Regulatory Hurdles
Maggie's Coffeehouse still needs to clear permitting before construction can move forward. McIlroy has filed a Request for Verification of Exemption with the St. Johns River Water Management District, a filing that, under Florida Department of Environmental Protection rules, allows minor redevelopments to learn within 30 days whether their site plans can bypass full Environmental Resource Permit requirements. The district uses that process to evaluate whether small site reconfigurations affect local stormwater or wetlands.
Jacksonville Beach also enforces a municipal height limit of 35 feet across commercial and residential zones, a threshold voters set through a 2004 charter amendment, according to the city's own Take 2 Tuesdays series.
Joining a Crowded Beaches Coffee Scene
Maggie's Coffeehouse will be entering the specialty coffee market in the Beaches area.
Hoodline has reported on CuppaPug's Beach Boulevard debut, a London-founded dog cafe chain set to open in the area later this year, combining specialty coffee with dedicated pet interaction space.
