Kushner Cos. has broken ground on One Eighty Ocean, a 39-unit luxury condominium rising at 180 Ocean Ave. in Long Branch, with two- to four-bedroom homes featuring floor-to-ceiling glass and private terraces just steps from Pier Village's restaurants and shops.
Developed through PV Condo LLC, the project is designed for buyers who want the space and privacy of a single-family home paired with condominium-style amenities and services, according to re-nj.com. The building's stepped façade is designed to maximize private outdoor space and ocean views. Ceiling heights will reach up to 10 feet 6 inches, and the report describes interiors finished with white oak flooring, custom millwork, and kitchens outfitted with Wolf, Sub-Zero and Cove appliances.
As app.com put it, Kushner Cos. representatives “tossed the proverbial shovel of dirt” launching construction of the boutique oceanfront condominium. Select homes will include terraces with outdoor kitchens, plunge spas and firepits, while every residence is set to come with smart keyless entry and pre-wiring for home automation technology, per the same re-nj.com account.
Amenities Spread Across Three Levels
Owners will have access to a wide collection of upscale amenities spread across three levels, the report states, organized around wellness, recreation and social gathering. The oceanfront amenity deck is expected to include a swimming pool, hot tub, cold plunge, cabanas, firepits and an outdoor cinema.
Indoors, the building is planned to include a wellness suite with private treatment rooms, a hydrotherapy shower, a sauna and steam room, complemented by an ocean-facing fitness center and a yoga studio. Social spaces will include a great room with a bar and billiards room, plus a resident lounge, card room, screening room and children's playroom, according to the same account.
Rooftop Sky Terrace and Everyday Conveniences
A rooftop sky terrace is also part of the plan, with outdoor dining areas, lounge seating and its own ocean views. Beyond the amenity spaces, One Eighty Ocean will offer concierge services, package management, bicycle storage and a pet spa, rounding out a building the developer's account frames as blending resort-style perks with everyday practicality.
The location puts residents less than a quarter-mile from Pier Village's restaurants, shops and entertainment venues. A sales gallery for the project is already open at 15 Morris Ave. in Long Branch, and prospective purchasers can enter nonbinding reservation agreements to express interest in a unit, the report notes.
A Mixed Market for Shore Condos
The groundbreaking lands as Monmouth County's condo market shows some softness even as single-family homes stay hot. Single-family homes in the county sold for an average of 102% of original list price in July 2026, with median prices climbing 5.3% year over year to $816,000, according to jerseyshorecondo.com.
Condos told a different story that same month: sales fell 10.3% and average prices dropped 2.7%, while inventory grew 5.4%, potentially giving buyers more choices and negotiating room. The one bright spot was speed — average market time for county condos improved from 39 days to 27 days, per the same market update.
One Eighty Ocean adds to a growing list of Kushner projects in Monmouth County, including the Monmouth Square project in Eatontown and a planned 360-residence community in Colts Neck.
