It attributes the design to Kurt Reinkens of MWA and lists features including stonework, wood-burning fireplaces, pine paneling and dormered bedrooms. A separate MWA portfolio page says Reinkens designed two residences for the same owner over a 12-year period, supporting the connection between the two projects.
The cottage is described in listing materials as a three-bedroom, three-bathroom residence completed in 2014, with vaulted ceilings and a chef's kitchen. The listing and related postings describe roughly 6,611 square feet of combined living area. Those specifications, the two-lot configuration and the property's current asking price should be treated as marketing claims: the available evidence here does not independently confirm them through county assessor or permit records. The FindYourTahoe posting identifies Jamison Blair of Compass as the listing agent, while the Sacramento Bee reported an asking price of $5.5 million.
A large planned community with substantial open space
The setting helps explain why a multi-structure property can be marketed as a distinct estate without establishing that it is legally or physically unique. Lahontan is part of the Martis Valley residential landscape; a May 2002 Placer County environmental-review document listed it among the existing residential communities in the county's Martis Valley planning area.
Lahontan's developer, DMB Development, says the community covers 720 acres and that approximately half of it is devoted to open space and a Tom Weiskopf-designed golf course, with more than 100 acres of forestland. That broad community description provides land-use context, but it does not prove that any particular open-space area adjoins 8745 Lahontan Drive or that the property's two-lot arrangement has special regulatory status.
The Ahwahnee comparison is an aesthetic claim, not an equivalence
The property's lodge-like design has been compared in Bee reporting with Yosemite's Ahwahnee, but that comparison is interpretive rather than an established architectural classification. The National Park Service says the Ahwahnee was designed by Gilbert Stanley Underwood and completed in 1927 as a hotel intended to attract affluent visitors. It combines rustic and art deco influences and was built largely with fire-resistant concrete and granite. Those documented facts provide historical context for the analogy; they do not establish that the private Truckee residences share the hotel's architectural significance.
The separate cottage may suggest flexibility for guests or extended family, but its presence alone does not establish that the property can operate as a short-term rental. Placer County Code Article 9.42 says its short-term-rental rules apply within the county's defined Eastern Placer County Short-Term Rental Area. The property's zoning, permits and rental eligibility were not established by the sources reviewed for this article.
In practical terms, the listing presents 8745 Lahontan Drive as a two-residence compound in a large, open-space-oriented private community. The most consequential details for buyers—including the final sale price, exact legal lot configuration, verified square footage and permitted use of the cottage—remain matters for county records, title documents and the listing agent rather than conclusions that can be drawn from the marketing materials alone.
