A new restaurant called The Neighborhood Kitchen is moving into the former Dominick's building at 1301 Winter Springs Blvd, promising breakfast and more for residents of the golf-cart-friendly Tuscawilla neighborhood. The concept is planned as an all-day eatery in a former restaurant space.
According to WhatNow, which examined a plan review confirming the opening, the restaurant sits alongside other tenants at the same address, including Scott Johnson's Tumble & Gymnastic Academy, Luna Nails & Spa, and Yellowfin Pool Creations. WhatNow reports it was unable to reach a Neighborhood Kitchen representative for comment, and the company has a website in development at tnkitchen.com along with an email list for opening news. The Oviedo / Winter Springs Local! Facebook group also posted about the new tenant in August 2026, with one post declaring the old Dominick's building has a new tenant.
The Space's Planned Use
The Neighborhood Kitchen is planned as an all-day eatery. State filings show The Neighborhood Kitchen LLC was registered as an active Florida limited liability company on July 14, 2026, according to the Florida Division of Corporations.
The building itself comes with built-in infrastructure for a restaurant tenant. Commercial listing data reviewed via LoopNet shows the standalone site offers 2,604 square feet of interior leasable space, an 1,800-square-foot screened outdoor patio, an installed grease trap, and a brick monument sign — remnants of its history as a second-generation restaurant space. State corporate records identify Tuscawilla Plaza, LLC in connection with the property.
A Beloved Italian Restaurant's Long Run Ends
The building's most recent identity belonged to Dominick's, a family-owned Southern Italian restaurant that got its start in Auburn, New York, in 1978 before relocating to Winter Springs in 1990, per Oviedo Community News. Dominick's closed for good on October 2, 2024, with owner Dominic Commesso citing family health concerns and ongoing restaurant staffing shortages as the reasons for shutting down, according to WKMG.
Marie's Ristorante and Pizza opened in the space the following month, retaining several former Dominick's staff members and continuing events like live music and Wine Down Wednesdays, the same Oviedo Community News report notes. The Neighborhood Kitchen is planned for the space.
A Plaza Trying to Regain Its Foot Traffic
The property sits in Tuscawilla, a master-planned residential community in Seminole County centered around the Tuscawilla Country Club, where residents commonly travel between plaza shops and eateries by golf cart, according to real estate profiles cited by LoopNet and Florida Neighborhood Realty. The property is part of a commercial corridor with multiple businesses.
The Neighborhood Kitchen is planned for the Winter Springs Boulevard corridor, and no official opening date has been announced.
