
A New Braunfels condo developer known for building homes is now betting on warehouses. GBMC Communities is moving forward with Project Latitude, a $15 million office-and-warehouse development spanning 65,000 square feet across 6.5 acres at 710 N. Walnut Ave. near downtown New Braunfels.
GBMC is a developer of condo communities in New Braunfels. State filing records with the Texas Department of Licensing and Regulation list the project under registration TABS2027000342, with owner entity Pax Terra LLC and Austin-based architecture firm Merriman Pitt / Anderson handling design work on the roughly $14.5 million estimated construction valuation.
GBMC acquired the Project Latitude land at the end of July, per the Express-News report, and expects to break ground in the second quarter of 2027 with delivery targeted for the first quarter of 2028.
What's Actually Getting Built
The development will include 45 bays. The units are described as commercial condominiums.
The project will provide office-and-warehouse space for business users.
A Builder With Deep Local Roots
The company completed its 62-unit Dovetail Condominiums project at 630 and 634 Central Parkway and held a ribbon-cutting ceremony there on Dec. 11, adding to a portfolio that already included Agave Lofts, The Mercer, and Yaupon, according to Community Impact.
Caruana was identified as Dovetail's sales manager.
