
A new Save Mart is taking shape at South Main Street and Atherton Drive in Manteca, and it's set to anchor a shopping center more than twice the size of the grocery store alone. The 52,000-square-foot supermarket will serve as the centerpiece of Marketplace at Main, a 116,000-square-foot retail center that will also include another 64,000 square feet of additional retail and dining space once fully built out.
The project marks Save Mart's third location in Manteca, joining existing stores on West Yosemite Avenue and North Main Street. Shopping Center Business reported the supermarket's planned size and the center's total size. The new store had been expected to open in south Manteca in summer 2026 as part of the Marketplace at Main project at South Main Street and West Atherton Drive, per a report from Yahoo News.
Part of a Bigger Building Boom
Marketplace at Main isn't the only grocery-anchored project reshaping Manteca's retail landscape right now. As reported by Manteca Bulletin, Manteca's third Save Mart store is under construction on land at the corner of South Main Street and Atherton Drive, one piece of a broader commercial building boom in the city.
Two grocery-anchored projects are opening in phases across Manteca as the city works through a development pipeline of more than 12,000 residential units, according to the same Shopping Center Business report. The other major comparable is Manteca Crossing, a 15-acre center adjacent to Great Wolf Lodge and Big League Dreams, where much of the center is already open and Food 4 Less is under construction as the anchor store.
What Else Is Coming to the Site
Beyond the grocery anchor, Marketplace at Main is planned to bring a wave of familiar names to south Manteca. The development is set to include the city's fifth McDonald's, its second Chipotle, and its sixth freestanding — and eighth overall — Starbucks, the Manteca Bulletin reports.
The mix reflects how quickly the surrounding corridor has filled in with new commercial construction. At least 12 commercial projects were under construction or close to breaking ground in Manteca at the time the Bulletin's reporting was published, underscoring just how much retail development is converging on this stretch of South Main Street at once.
Infrastructure Keeping Pace With Growth
Infrastructure improvements are occurring alongside development. The City of Manteca has used Measure Q funding for infrastructure investments and continues working with developers on roads and utilities, according to Shopping Center Business.
That infrastructure push matters for a city absorbing this much new construction at once. With two grocery-anchored centers advancing simultaneously and a residential pipeline topping 12,000 units, Manteca's south side is poised for a very different look once Marketplace at Main and its neighboring projects are complete.
