
Paris Baguette is planning to open a bakery cafe at Magnolia Park on Greenville's Woodruff Road, bringing the Korean chain's self-serve pastry cases, cakes and coffee to one of the Upstate's busiest retail corridors. The store would fill an empty space at 1025 Woodruff Road, though no opening date has been set as construction and permitting continue.
The site was announced by commercial real estate firm Atlantic Retail, which helped Paris Baguette secure the Magnolia Park spot, according to the Post and Courier. The franchisee behind the Greenville location has local ties and previously lived in the city, according to Joseph Purze, who told the paper that Paris Baguette considered Greenville because of its growing population and retail opportunities. Magnolia Park itself includes a Regal Cinema and dozens of other stores and restaurants, giving the future cafe a prominent setting within the shopping center.
Founded in Seoul, South Korea, in 1988 as a subsidiary of food conglomerate SPC Group, Paris Baguette has grown into a global operation with more than 4,000 locations and a North American headquarters in Bergen County, New Jersey, according to background compiled from Wikipedia. A Chain on a Fast National Sprint
Greenville is just one stop on an aggressive buildout. The Post and Courier's report notes Paris Baguette has already signed locations in Pennsylvania, Washington and Illinois, and now counts more than 300 locations across the country. In South Carolina alone, the chain already operates in Hilton Head, Indian Land and Mount Pleasant, and it plans to open another store in Aiken.
The company has set a goal of reaching 1,000 U.S. stores by 2030, part of a broader plan that, per Nation's Restaurant News reporting on the chain's December 2025 growth update, includes roughly 80 new locations opened in 2025 and 150 more targeted for 2026 as Paris Baguette also works toward 100 Canadian locations and eventual expansion into Mexico and Latin America. The milestone-chasing pace was also reflected in plans for the chain's 300th North American location inside Philadelphia International Airport's Terminal E, a debut Hoodline covered in an April airport-cafe milestone piece. Hoodline has also tracked the chain's suburban march through other markets, including a planned Cedar Park cafe near Austin and openings across suburban Atlanta and the Dallas–Fort Worth area.
Magnolia Park's Shifting Tenant Lineup
Magnolia Park is a 490,921-square-foot open-air shopping center built on the site of the former Greenville Mall, according to property marketing materials cited alongside the Post and Courier's reporting. It includes Regal Cinemas and numerous other stores and restaurants, making it one of the region's primary retail destinations. The center sits along Woodruff Road near major commercial centers.
The retail lineup around Paris Baguette's future location has been shifting. Ohio-based Condado Tacos, which occupied space in Magnolia Park, closed suddenly over the weekend, per the Post and Courier's report. That closure came amid an ongoing legal dispute over alleged unpaid rent, the newspaper reported. Separately, California-based Jinya Ramen Bar has applied for an alcohol license for a planned Magnolia Park location.
