Peach Cobbler Factory is gearing up to open its third Louisville-area location during the week of Halloween in late October, bringing dine-in seating, takeout, delivery and catering to a new location for the dessert chain that's built its name on warm cobblers and banana pudding.
The new shop, reported by The Courier-Journal, will offer the brand's full dessert menu when it debuts. The announcement comes just months after the chain opened its first-ever mall and food-court location at Mall St. Matthews, which restaurantnews.com described as the company's third location in the Greater Louisville area alongside shops in Middletown and Elizabethtown. That St. Matthews spot is run by franchisees Meena and Dhrub Painuly, who also operate the chain's Elizabethtown location, according to the same report.
A Dessert Empire
Peach Cobbler Factory didn't start in Kentucky. The company was founded by husband-and-wife team Tamira and Juan Edgerton in 2013 as a food truck in Nashville, before the business moved its headquarters to Louisville in August 2021, per WLKY's reporting. Since then, the chain has grown fast, with bizjournals.com calling it a rapidly expanding Louisville-based company as it built out its franchise footprint.
That expansion has continued at a notable clip. As of the March 2026 mall opening, the chain operated 130 brick-and-mortar and mobile units spread across 24 states, according to restaurantnews.com. At an earlier point in its growth, the company said it had signed 175 franchise agreements in 19 states over a 12-month stretch, per WLKY's reporting.
What's on the Menu
Fans of the chain know the drill: warm cobblers, cinnamon rolls and banana pudding, all built for topping with ice cream. WLKY's report on the brand's menu noted 12 flavors of cobbler served with complimentary vanilla ice cream, 12 flavors of banana pudding and six flavors of cinnamon rolls. Kentucky.com's earlier coverage of the chain's Lexington debut similarly described a menu built around a dozen warm cobblers and six cinnamon rolls, all toppable with ice cream.
Catering has also become part of the brand's playbook at other locations. When the company opened its first Lexington shop at 521 S. Broadway in November 2022, it offered pans of desserts for catering orders, according to kentucky.com's reporting at the time.
A History of Shifting Ownership
The Louisville market has seen some turnover among Peach Cobbler Factory operators. The chain also relocated its Highlands shop, opening a new location at 2237 Bardstown Road near Douglass Loop, in a space of more than 1,500 square feet that was formerly home to the Highlands Animal Clinic. That Highlands location opened at noon on a Saturday in mid-July, per WLKY's account, replacing the chain's former store at 1701 Bardstown Road.
With a third Louisville-area shop now on the way for late October, the brand continues its steady march through the region it now calls home.
