A neighborhood post has discussed a proposed gas station and car wash.
John Huffman has voiced worry over pollution from runoff and petrochemicals, along with noise from the car wash and its vacuum cleaners. He put his objection to the project bluntly, saying it is fundamentally hostile to the neighborhood, per the same report. Neighbors are expected to press those concerns at a required community meeting Tuesday at 5:30 p.m. at the Torrence Lytle Community Center on Dellwood Drive.

Other Development Proposals Have Drawn Pushback
In September 2023, an $800 million Lagoona Bay development in Huntersville — envisioned as a 40-acre lifestyle beach resort with a 10-acre freshwater lagoon inside a 270-acre residential development — was withdrawn after months of public protest, according to Bisnow. A separate account from Yahoo News notes that 13 residents spoke against a Cornelius Inn proposal at a public hearing, backed by a petition reported to carry 757 signatures.
In September 2024, Palillo withdrew a proposed $10 million automotive-services complex at the BoatYard site in Cornelius after opposition from that town's Pre-Development Review Committee and community members, per Cornelius Today. That project, similar in concept to the Huntersville plan, had outlined a convenience store, gas pumps, a high-end car wash, detailing options and an oil and lube facility, according to a separate Cornelius Today report. Palillo told the outlet at the time that he was terminating the purchase contract on the 4.3-acre BoatYard property, which he'd had under contract for more than $3 million, and moving on to one of his other sites.
In August 2026, town commissioners approved rezoning for an English countryside inn project, and the Cornelius Town Board previously voted 3-2 to rezone a vacant 6.3-acre parcel near Sam Furr and Mayes roads for a related hotel plan, according to Bisnow's coverage. That hotel was slated as a 45,000-square-foot, two-story building with 40 rooms, seven rental cottages, a spa, clubhouse, pool and open green space.
