
A 259-unit apartment complex in South Tampa just sold for $70 million, a price that sits $45 million below what the same property fetched at the height of the region's post-pandemic real estate boom in 2022. Edge at 1702, located at 1702 W. Cleveland St. near South Howard Avenue and about 1.5 miles from Hyde Park Village, has now changed ownership for the third time in four years.
The buyer, an entity called REEP-MF Hadley Hyde Pk FL LLC that is tied to New York Life Insurance Co., acquired the property from Hyde Park WF Harmony LLC, according to Tampa Bay Business and Wealth. As part of the deal, the new owner assumed about $45.5 million of existing debt tied to the property, a loan that had originated at roughly $47.6 million back in 2024. That same seller had paid $83 million for Edge at 1702 in 2024, meaning the complex has now been marked down twice in two years.
A Property's Wild Four-Year Price Swing
Edge at 1702 was originally built between 2015 and 2016 under the name Bleecker Hyde Park by Alliance Residential Co., which sold the property in 2017 to Raia Properties for $64.5 million, per historical reporting from Multi-Housing News. Across four sales between 2017 and 2026, the per-unit price climbed from roughly $249,035 in 2017 to a peak of $444,015 in 2022, when the complex sold for $115 million, according to public deed records reviewed by Homes.com. In September's sale, that figure fell to $270,270 per unit on the $70 million transaction.
The complex itself includes two five-story residential buildings and a 458-space parking garage. It sits in a South Tampa location zoned for some of Hillsborough County's most sought-after public schools, with Zillow listing Mitchell Elementary and Wilson Middle School both rated 9 out of 10, and Plant High School rated 8 out of 10.
Not An Isolated South Tampa Story
The markdown at Edge at 1702 mirrors a pattern playing out across Hillsborough County's apartment market. In nearby North Hyde Park, the 251-unit NíCHE complex was acquired by Seattle-based Horizon Realty for $57 million in February, or about $227,091 per unit, offering a fresh price-per-door benchmark for the immediate submarket. In July, Camden Property Trust bought a major Brandon apartment community at nearly half its 2022 peak value, part of a wider pattern of institutional buyers demanding reset pricing across the county.
Distressed debt has also mounted elsewhere in the region. The Wave, a 242-unit North Tampa complex, defaulted on a $26 million mortgage in July and now faces foreclosure proceedings, underscoring the refinancing pressure facing owners who financed properties at 2021-2022 peak valuations.
What's Driving The Reset
Several converging forces explain why prices like Edge at 1702's have fallen so sharply from their 2022 highs. A June report from Rise48 Equity found that annual property insurance costs for Florida apartment complexes have escalated to between $3,000 and $5,000 per unit, squeezing operating margins statewide. The same report cited Yardi Matrix data showing Tampa posted a -0.8% monthly rent drop in early 2026, the sharpest decline among major U.S. metros, as thousands of newly built units flooded the market.
Occupancy has followed rents downward. A Cushman & Wakefield Q2 2025 market report found stabilized occupancy across Tampa Bay multifamily properties had dropped to 92.7%, a ten-year low, though Downtown Tampa held up better at 94.3%. Meanwhile, national commercial building input and labor costs surged roughly 42% between 2020 and 2025 per Bureau of Labor Statistics data, and Cushman & Wakefield has estimated that 2026 tariff policies could add another 9% to project costs, leaving developers squeezed between rising replacement costs and falling resale values.
Whether the assumed loan structure used in the Edge at 1702 sale will help stabilize valuations near $270,000 per door, or whether further debt maturities across Hillsborough County will trigger more discounted sales and foreclosures, remains an open question for the local apartment market heading into next year.
