
Fifth Corner is redeveloping Village Corner, a 66,108-square-foot shopping center at 2400 Times Blvd., 2444 Times Blvd. and 2400 Rice Blvd., near Rice Village in Houston. The project was registered with the Texas Department of Licensing and Regulation on March 16, 2026, under project number TABS2026015055.
The state registration confirms that the project entered the Texas construction-record system, but the filing alone does not establish the full scope or schedule of the work. Community Impact reports that Fifth Corner acquired the property in late 2025 and is advancing a two-phase renovation intended to improve the center’s connection with the surrounding retail district.
A private plaza project with a public-facing goal
The redevelopment’s central change is pedestrian-oriented: plans reported by Community Impact call for a raised walkway linking Village Corner directly with Rice Village. The project also includes a renovated breezeway, expanded patios, additional sidewalks and changes intended to improve visibility into tenant spaces. The completed property is expected to have 189 parking spaces, according to the outlet.
The plaza currently has 11 tenants, and Community Impact reports that the businesses and restaurants are expected to remain open during construction. Building improvements are expected to finish by the end of 2026, with a second phase beginning around October or November and the retail portion targeted for completion in the first quarter of 2027. Those details are reported project plans rather than milestones independently established by the TDLR registration.
Fifth Corner worked with Michael Hsu Office of Architecture on the design and Rebel Retail Advisors on leasing, according to project materials cited by Community Impact. The company has also selected Houston-based CTC Contractors as general contractor, according to Bisnow.
The redevelopment follows a long retail history
Village Corner is part of a commercial district whose origins predate the current wave of redevelopment. Houstonia Magazine reports that the first businesses opened between Southampton Place and West University Place in 1937, establishing what became Rice Village. Southampton Place was founded in 1924, while West University Place was incorporated that same year, according to the magazine.
That history helps explain the significance of changes at a relatively small retail center: Village Corner is being repositioned within a district shaped by nearby neighborhoods, Rice University and the Texas Medical Center. Fifth Corner’s stated design emphasis is not simply additional retail space, but a more visible and walkable connection between existing destinations.
Part of a broader, but separate, Rice Village buildout
Village Corner is not the only project addressing connections around Rice Village. Rice University’s separate Gateway Project will begin its redevelopment phase with demolition of the Greenbriar Annex, followed by a new corridor and mixed-use spaces, according to the university’s project description.
The two projects differ in ownership, location and purpose. Village Corner is a privately led renovation of an existing shopping center, with retail work targeted for early 2027. The Gateway Project is a Rice University initiative involving campus land and a new corridor. The projects may affect the same broader retail environment, but neither project’s plans establish the scope or schedule of the other.
Municipal planning is also evolving separately. ABC13 Houston reports that West University Place approved funding for a study of the city’s eastern boundary as Rice Village development plans proceed. That study concerns municipal options, not construction at Village Corner.
Together, the projects show why the Village Corner renovation matters beyond one property, while also underscoring the limits of the comparison: the state record confirms the project’s registration, Community Impact supplies the reported redevelopment plans and timeline, and the nearby university and municipal initiatives remain distinct undertakings.
