The veterans' service organization bought the four-story building from Jacksonville Butler PropCo LLC, an entity tied to San Francisco-based TPG Real Estate Partners Investments, according to Jacksonville Daily Record. Almost 400 employees now work out of the property.
From Tenant to Owner on Belfort Road
Butler Plaza I was built in 1999 and sits within the larger Butler Plaza complex, which spans three office buildings totaling almost 262,000 square feet at 4875, 4887 and 4899 Belfort Road, constructed between 1999 and 2008.
TPG had paid $37.9 million for the entire Butler Plaza property in December 2019. Last summer, the Jacksonville City Council approved an ordinance, sought by TPG, supporting the sale of the three structures as individual parcels, a rezoning that divided the acreage into three separate parcels. That earlier reporting, detailed in the same news outlet's coverage of the owner's plan to subdivide and sell the buildings, laid the groundwork for TPG to sell off Butler Plaza I to its longtime tenant rather than keep the whole complex intact.
A Deal Years in the Making
TPG had intended to subdivide the property and sell the buildings to individual owners, and Wounded Warrior Project's purchase of Butler Plaza I appears to be the first step in that plan playing out. The nonprofit was represented in the transaction by John Heald, Billy Kuntz and Jordan Fogler, with Heald and Kuntz working with CBRE and Fogler working with Stream Realty. TPG Real Estate was represented by CBRE.
