A seven-story apartment complex has risen at 2225 Sunset Boulevard in Echo Park, replacing six parcels that once held a single-family home, an 11-unit apartment building, and a small commercial property. The finished project, known as OnSunset, delivers 176 units and 203 parking spaces on approximately one acre of land near the intersection of Sunset Boulevard and Alvarado Street, with market-rate rents now advertised from $1,745 to $15,050 a month.
Developer Cypress Equity Investments assembled the site through its affiliate CEI Sunset LLC and TWD Sunset LLC, an El Segundo-based entity formed by Omer Ivanir, for a combined $17.6 million, according to planning filings reported by WhatNow in March 2021. As Urbanize LA reports, the building was designed by Ottinger Architects as a contemporary podium-type complex clad in metal panels and wood siding, with the design inspired by the site's hillside location, per the architecture firm. The project scales down to a four-story profile facing Elsinore Street to the north and includes street-fronting live/work space along Sunset Boulevard.
How a Density Bonus Reshaped the Lot
The project's scale traces back to Los Angeles' Transit Oriented Communities program. Planning documents cited by WhatNow show the development used Tier 3 TOC incentives to secure a 70 percent density bonus and a 22-foot height increase, pushing the structure to 79 feet and more than 160,000 square feet. In exchange, the developer set aside 18 apartments for extremely low-income households, according to the same WhatNow filings.
City entitlement records break down the unit mix as 63 studios, 75 one-bedrooms, 13 two-bedrooms, two four-bedrooms, 18 five-bedrooms, and five ground-floor live/work spaces, per WhatNow's review of the filings. General contractor Integrare Group's project specifications describe five stories of Type III wood-frame construction built atop a two-story Type I concrete podium with subterranean parking, plus 12,000 square feet of common open space that includes a courtyard and rooftop deck.
Construction Timeline and Now-Leasing Status
Construction progressed over several years, and the building was completed in mid-2025. OnSunset offers co-living opportunities alongside traditional rentals and has advertised leasing concessions.
Cypress Equity Investments, led by founder Michael Sorochinsky, concentrates most of its activity in Santa Monica, where the company has more than a half-dozen projects planned or under construction, according to Urbanize LA's reporting. The firm is based in Los Angeles and has projects in Santa Monica and Echo Park.
A Tight Market Along the Sunset Corridor
OnSunset lands in a neighborhood with little breathing room. Colliers data published by the Los Angeles Business Journal in August 2023 found Echo Park held 9,054 total multifamily units across 356 buildings with a vacancy rate of just 5.4 percent, with 622 units across 13 buildings under construction at the time. That tight vacancy rate frames why a 176-unit delivery registers as significant even as rents at the top end climb to $15,050 a month.
The project adds to a wave of transformation along Sunset Boulevard. On Sunset Boulevard, the historic Taix French Restaurant closed after nearly a century to make way for a six-story, 170-unit mixed-use complex from Holland Partner Group, as Hoodline reported in March. Elsewhere in the neighborhood, developer Chalon Group has proposed a 25-unit building at 820 N. Laguna Ave using the state's AB 2097 law to eliminate all on-site parking requirements, a sharp contrast to OnSunset's 203 subterranean spaces, Hoodline reported in September.
Photography of the finished complex was credited to Hunter Kerhart Architectural Photography in the Urbanize LA report documenting the project's completion. Together, the two approaches on view in Echo Park — OnSunset's parking-heavy, density-bonus model and the Laguna Avenue project's parking-free infill strategy — illustrate how differently developers are reading both municipal and state housing incentives in the same few blocks of the neighborhood.
