A 1,458-acre stretch of rural Brazoria County land near Alvin and Liverpool is about to become Peachtree, a master-planned community slated for more than 3,400 homes, retail space, two elementary schools, parks and open space. Site work is already underway on the first phase, which covers 206 acres and 535 single-family finished lots, with completion expected in the second quarter of 2027.

The project traces back to an announcement from IHP Capital Partners, which revealed an agreement to acquire the 1,458-acre tract, according to a news release cited by Chron. The company has partnered with Texas-based Scarborough Lane Development to construct roughly 3,400 home lots across the property, with Scarborough Lane serving as the horizontal developer responsible for infrastructure and initial finished lots scheduled for delivery to homebuilders in mid-2027, per Houston Agent Magazine. The transaction is structured across multiple phases, with closings scheduled roughly every 18 months.

Peachtree sits five miles east of the Highway 288 corridor and about 28 miles south of downtown Houston, within the Alvin Independent School District. The land directly surrounds the existing Savannah Plantation residential neighborhood, an established low-density rural community off FM 1462, with Peachtree itself located near the intersection of FM 1462 and Savannah Plantation Drive, Realty News Report notes.

Starter Homes on Narrow Lots, With a Lazy River

The community is designed for first- and second-time homebuyers, with lots ranging primarily from 40 to 60 feet in width. Amenities will include a community recreation area featuring a lazy river pool and a large outdoor shade pavilion. Jeff Enes said numerous homebuilders have already expressed interest in Phase 1, while Chris Bley said Peachtree will offer attainably priced homes, top-tier schools, expansive open space and modern amenities. Ryan Burkhart called Peachtree a defining new community for families in greater Houston.

Scarborough Lane Development, a Texas-based development partner of IHP Capital Partners, has previously delivered large-scale suburban communities, including the roughly 2,795-acre Sunfield development in Hays and Travis counties, which features three amenity centers.

A County Growing Fast, A District Already Strained

Peachtree's arrival lands amid rapid regional growth. Brazoria County added 7,700 residents between 2024 and 2025, a 1.9% increase that brought its population to roughly 419,100, according to U.S. Census Bureau estimates reported by USAFacts. Over the past decade, the county's population has climbed 21.4%.

Alvin ISD, which will serve Peachtree residents, enrolled its 30,000th student in September 2024, the district has said. Demographic forecasts from Zonda Demographics, cited by Community Impact, project enrollment will top 33,000 students by 2029 and exceed 36,000 by 2034, with several campuses expected to reach overcapacity before the end of the decade.

To keep pace, Alvin ISD trustees called a $380.1 million bond election in late 2024 to fund two new elementary schools and a new junior high school, along with renovations to existing high schools. The district is also entering a new chapter under incoming leadership: Dr. Rhonda Mason was named the lone finalist for superintendent in April, succeeding longtime superintendent Carol Nelson, as Hoodline previously reported.
