Construction crews have broken ground on a 362-unit apartment community in southwest Bradenton, adding another major residential project to the sprawling SeaFlower development taking shape west of 75th Street West. The Fields at SeaFlower will offer one-, two- and three-bedroom units, with pre-leasing expected to begin in summer 2027.
NDC Construction is building the project, according to businessobserverfl.com, and sister company NDC Asset Management will handle property management once the community opens. The site sits within SeaFlower's first phase, which spans roughly 400 acres south of Cortez Road and west of 75th Street West. As Tampa Bay Business Journal reporter Madalyn Blair noted, the 362 apartments broke ground within the larger West Bradenton master-planned community.
Planned amenities read like a checklist for Florida outdoor living: a clubhouse with a fitness center and yoga room, a swimming pool, an outdoor kitchen, pickleball courts, a dog park, and even trailer parking for jet skis, per the same businessobserverfl.com report. The amenity package reflects the scale of the broader SeaFlower vision, which stretches far beyond this single apartment complex.
A Massive Build-Out Still Taking Shape
SeaFlower itself is a nearly 1,200-acre mixed-use development planned for West Bradenton, according to bradenton.com. The project is being developed by the Lake Flores Land Company alongside investment partner LAMB Properties, the outlet reports. When fully built out, the master-planned community is slated to include 4,000 homes, 600 apartments, 250 hotel rooms and 350,000 square feet of office and retail space, according to businessobserverfl.com.
Future residents are also expected to get a 2.5-mile multimodal trail winding through the community for walking, biking and golf carts, bradenton.com reports. The Fields at SeaFlower represents one piece of that long-term build-out, with its 362 units arriving well ahead of the community's eventual full footprint.
Bradenton's Apartment Boom Keeps Rolling
The Fields at SeaFlower lands amid an unprecedented apartment-construction surge across the Sarasota-Bradenton region. Developers are expected to deliver 3,802 new apartments across the North Port–Sarasota–Bradenton metro in 2025, an 11 percent jump from 2024 and the largest volume in a decade, according to Sarasota Magazine. Bradenton alone accounts for 975 of those units, the magazine reports.
From July 2024 through June 2025, the metro issued permits for 65 multifamily units per 10,000 residents — the highest rate in the country, per Sarasota Magazine. That construction wave has coincided with softening conditions for landlords: Sarasota's multifamily vacancy rate climbed to 16.5 percent in June, a 25-year high, while average asking rents in Sarasota dropped to about $2,500 a month, down roughly $315 from a year earlier, the magazine's reporting shows. Yardi Matrix business intelligence manager Doug Ressler has estimated that the current wave of new apartments could take until late 2027 to be fully leased.
Other Projects Reshaping Bradenton's Housing Map
The Fields at SeaFlower is far from the only apartment project NDC Construction has underway in the area. The company is also managing construction on Park Vista Apartments, a five-story, 154-unit complex at 704 Third Avenue West near the Bradenton Riverwalk and the city's growing downtown arts hub, according to bradenton.com. That project, which began construction in November, is being led by Georgia-based architecture firm Corcoran Ota.
Nearby, the $12.6 million, 28,600-square-foot Sara's Studios expansion to the Manatee Performing Arts Center is also underway, adding cultural infrastructure close to the Park Vista site. Between downtown's Riverwalk-adjacent growth and the sprawling SeaFlower build-out in West Bradenton, the city is seeing new apartment construction arrive from multiple directions at once — even as regional vacancy and rent data suggest landlords may face a competitive leasing environment by the time these units are ready for move-ins.
