American Interiors is packing up its downtown Cleveland showroom and moving to Ohio City, becoming the largest single tenant planned for The Carriage Co., the sprawling redevelopment rising from a century-old industrial complex on West 25th Street. The commercial furnishings company plans to lease nearly 18,000 square feet across two floors in the project and sink roughly $2.1 million into building out and furnishing the space.

The relocation was first reported by NEOtrans, which detailed plans for American Interiors to move its Cleveland showroom from North Point Tower, a 19-story downtown office tower at 1001 Lakeside Ave. East, to the Ohio City development at 2168 W. 25th St. The company currently occupies 10,750 square feet on North Point Tower's first floor and has been based there since 2015, according to the same report. At The Carriage Co., it intends to build out and furnish 17,385 square feet of interior space.

The Carriage Co. itself sits at the south end of the Market District in a complex that once housed the historic Rauch & Lang Carriage Co. and later Voss Aerospace, per NEOtrans. MRN Ltd. and its construction partners are renovating the 239,000-square-foot property, though published cost estimates for the project vary widely: NEOtrans has described it as a $63.4 million project in one report and a $51.6 million redevelopment in another, while Crain's Cleveland Business has pegged it at $62 million. Apartment counts for the project have similarly ranged from 128 units, according to Cleveland Development Advisors, to 139 units in NEOtrans's reporting, which also describes the finished development including offices, co-working space and retail alongside the housing.

A Growing Furniture Dealer Expands Its Footprint

American Interiors was founded by Steve Essig in 1993 in Novi, Michigan, and now operates offices in Novi, Cleveland, Toledo, Orlando and Tampa, per NEOtrans's reporting. The company designs and builds interior spaces for commercial and institutional clients, with a customer roster that NEOtrans reports includes Benesch, Bendix, CBIZ, the Cleveland Guardians, CrossCountry Mortgage, Dix & Eaton, Park Place Technologies, the Shaker Heights Public Library and Walter Haverfield.

The move to Ohio City follows a separate expansion earlier this year. American Interiors acquired the Cleveland and Akron operations of APG Office Furnishings effective March 9, 2026, a deal that, according to Office Insight, made American Interiors the exclusive MillerKnoll dealer in Northeast Ohio. The company offers prefabricated interior construction, commercial furnishings, window coverings and workplace-resource services, the trade publication reported. APG, based in Cincinnati, had maintained a storefront at 2516 Detroit Ave. on the ground floor of The Quarter, a building that opened in 2018, and NEOtrans's reporting notes it remains uncertain whether American Interiors will keep that Detroit Avenue location.

NEOtrans reported it reached out to American Interiors director of marketing Jessica Unverferth for more information about the Ohio City move, but had not received a response as of publication.

Leasing Activity Picks Up at the Former Voss Plant

American Interiors submitted a building permit application to the Cleveland Building Department, according to NEOtrans's reporting. Alex Smith, a vice president at Cushman & Wakefield | Cresco Real Estate of Independence, which markets office and retail space at The Carriage Co., told the outlet that American Interiors' space was marketed as office rather than retail. Smith said no retailer had yet committed to the development's dedicated retail space, though negotiations were active with several prospective tenants for 5,407 square feet of commercial space fronting West 25th Street, which can be subdivided among multiple businesses. The central ground-floor area is intended to serve as back-of-house storage for commercial tenants, per the same report.

The broader market gives the leasing push some tailwind. A county development report cited by Cleveland Scene concluded there is sufficient demand to absorb the apartments planned for the building, even as the same report noted retail vacancies at INTRO and Church + State and the closure of City Goods in Hingetown. Cleveland Scene also placed The Carriage Co. among a wave of West Side investment that includes the Bridgeworks building, a boutique hotel project, the Vibrator Building apartment conversion, West Side Market improvements and Irishtown Bend Park. Nearby, the Ambler Apartments are under construction behind The Carriage Co. on West 26th Street, and the INTRO development opened across West 25th several years ago, according to NEOtrans.
