Bardis & Miry Development has acquired a 110-acre western portion of the Shalako property in Rancho Cordova. Shalako lies east of Sunrise Boulevard and south of Kiefer Boulevard. The purchase marks a step toward developing a much larger stretch of land the company has its eye on in the fast-growing SunCreek corridor of eastern Sacramento County.

The deal was first reported by The Business Journals, whose Sacramento Business Journal coverage lays out the scale of what's at stake: the broader Shalako project covers roughly 311 acres total, split into eastern and western portions by about 70 acres of protected wetlands. That geography means the newly acquired 110-acre western chunk is only part of a much bigger picture still taking shape.

A Northern Extension of the Legado Mega-Project

Bardis Land Company picked up the Shalako parcel as a northern extension of its neighboring Legado master-planned community, a 1,352-acre development already proposed for 5,035 homes and extensive open space, according to the company's own site and the same Sacramento Business Journal reporting. Tying Shalako into Legado would push the developer's combined footprint in Rancho Cordova well past 6,000 planned homes once both projects are fully built out.

According to a revised master plan map Bardis Land Company submitted to the City of Rancho Cordova in March, the full 311-acre Shalako buildout is envisioned to include 1,021 single-family homes, 237 multifamily units, and 16 acres of commercial space, as detailed by The Registry Northern California Real Estate.

A Site With a Stalled History

This isn't the first time developers have tried to build on this exact land. Before Bardis entered the picture, the Rancho Cordova Planning Commission approved a tentative subdivision map in November 2023 for developer TTLC Rancho Cordova-Shalako LLC to build 364 single-family homes on the same western 110-acre parcel, a project that ultimately stalled, per city planning commission records.

The site falls within Rancho Cordova's SunCreek Specific Plan, a 1,265-acre master-planned growth area established to guide multi-phase residential, commercial, park, and school development in eastern Sacramento County, according to a 2019 federal environmental review from the U.S. Army Corps of Engineers Sacramento District. State CEQA filings from that same year show the property includes sensitive vernal pool, stream channel, and wetland habitats along Kite Creek and Laguna Creek, which require clean soil fill during dry seasonal conditions and dedicated on-site preservation, per records filed with CEQAnet.

One Developer, Two Fronts

Bardis & Miry Development isn't only chasing greenfield land on the suburban edge. The firm also reached an agreement with Blue Diamond Growers in May to redevelop 35 acres of its historic Midtown Sacramento campus into up to 2,000 residential units, according to CBS News, underscoring the company's reach across both urban infill and suburban expansion.

Grantline 220 production homes are under construction. Sierra Sunrise has an approved tentative map, according to the City of Rancho Cordova.

How Bardis & Miry navigates the roughly 70 acres of wetlands separating its new western parcel from the eastern half of Shalako remains an open question for the build-out ahead, as does how surrounding infrastructure like schools, roads, and fire stations will keep pace with the broader buildout. Hoodline has covered the school site fight playing out nearby within the same SunCreek Specific Plan area, and has also reported on a Sacramento County District Attorney habitat enforcement action against Lennar during suburban land clearing elsewhere in Rancho Cordova.
