
A new boutique fitness studio is taking shape in Fort Collins' Old Town North neighborhood, where barre3 has staked a claim at 944 Jerome Street inside a retail building constructed in 2023. Construction is currently underway on the space, and while no opening date has been announced, the barre3 team is already building a local following through pop-up classes at spots around town.
According to WhatNow, a city permit application identifies barre3 as the first tenant in the retail building, and the permit calls for no exterior work on the property. The studio's floor plan includes a reception and community area, an exercise space, a lounge, laundry and utility areas, and storage. Commercial real estate records show the building at 944 Jerome St. #101 spans roughly 3,530 square feet of single-story interior space, according to Realtor.com.
The Fort Collins location is owned and operated by franchisee Jennifer Arnett, who previously opened and ran a barre3 studio in Okinawa, Japan, starting in 2021 before relocating her family stateside, per barre3. While the build-out continues, the studio team is hosting free pop-up Signature 45 classes at local hubs including New Belgium Brewing, Odell Brewing and Cherry on Top Bookshop, the station's report notes. The company's website currently lists Fort Collins as a coming-soon location, with barre3 confirming construction is underway, though it has not announced a firm opening date.
What Barre3 Classes Look Like
The barre3 Signature workout blends strength, cardio and mindfulness into a low-impact, full-body format, per the same account. The brand also offers additional formats centered on strength, cardio and mindful movement, along with an online library of workouts for members who want to train at home. Once open, the Fort Collins studio is expected to offer childcare, parking, sweat towels, filtered water and a retail shop, according to the company's website.

Founded in August 2008 in Portland, Oregon, by Sadie and Chris Lincoln, the company has grown to more than 200 studio locations globally while remaining self-funded through its franchisee model, according to Forbes. In October 2023, barre3 acquired Midwest fitness brand The Barre Code to convert existing studios into barre3 franchises, and in February 2025 it acquired San Diego-based boutique chain Studio Barre, absorbing 11 studios across California, Montana, Rhode Island and South Carolina into its network, according to PR Newswire. The incoming studio fits into a broader wave of commercial growth in Old Town North, a 45-acre master-planned neighborhood developed under New Urbanism design principles to blend mixed-use retail with high-density housing, according to a local history posted by Elearning. The district has steadily transitioned former industrial land near the Cache la Poudre River into walkable infill lots. Just down the road, developers secured $26.2 million in financing in October 2025 — including a $3.22 million low-interest loan from the Fort Collins Urban Renewal Authority — for a 76-unit income-restricted apartment project at 302 Conifer St. aimed at middle-income workers, according to BizWest.
That residential growth lines up with demographic trends that favor boutique fitness investment. Fort Collins has a population exceeding 169,000 residents, a five-year growth rate of 4.9%, and an educated base where 46.5% of adults hold a college degree, according to Realmo. Those numbers come as the regional fitness market consolidates elsewhere, with Genesis Health Clubs expanding its Northern Colorado footprint in April 2026 by acquiring nine facilities across Colorado and New Mexico, including Colorado Athletic Club locations, per Genesis Health Clubs.
