A vacant commercial space in Denver's University Hills neighborhood could soon be transformed into a new nail and lash salon. According to permitting information, Blue Sky Nails & Lash is planning a buildout at 2520 S. Colorado Boulevard, with plans calling for nail and pedicure stations, a lash area, and more.
The project proposes converting the empty storefront into a Blue Sky Nails & Lash location, according to permitting records reported by WhatNow. The application is currently listed as under review, per a city online record cited in that report. Construction work outlined in the filing includes interior framing, electrical, plumbing, heating, ventilation, and HVAC installation, with a reported construction valuation of $324,000.
What the Proposed Layout Includes
The proposed salon layout includes nail and pedicure stations, a lash area, a head massage area, reception and refreshment space, restrooms, and a utility room, the same report notes. Plans list a maximum occupant load of 189 people. The space previously housed an Oakwood Homes sales office, according to the filing.
Munsu Ahn is listed as the applicant and licensed professional on the project, with Deco Design and Construction Management associated with that role, the report states. Harman Management Corporation is identified as the property owner of the site at 2520 S. Colorado Boulevard.
A Growing Local Footprint
Blue Sky Nails & Lash already operates multiple locations around the Denver area, with salons near DU, the Highlands, Lowry, Harvey Park, Cherry Hills, and Parker. The brand describes itself as offering nail services, waxing, lash treatments, and brow treatments in a high-end salon setting.
At its Cherry Creek-area location, Blue Sky Nails & Lash says its mission is to provide the highest service experience with a clean, luxurious atmosphere. That location lists, for children age 10 and under, pedicure pricing starting at $30, manicures starting at $15, and a combo package at $45, alongside eyelash extension options including natural, glamour, and volume styles. A separate Blue Sky Nails and Lash location describes itself as conveniently located in the heart of Denver's 80211 ZIP code.
It remains unclear whether the University Hills permit will be approved or when any construction might begin, as the application was still listed as in review at the time of reporting. For now, the former Oakwood Homes storefront on S. Colorado Boulevard sits empty, with Denver's permitting process the next step before any work can start.
