Boulder Tap House threw open its doors Monday at 11 a.m. at 1406 S. Gilbert St. in Iowa City, taking over a building that spent more than three decades as a Carlos O'Kelly's before that Tex-Mex chain closed its doors there in late October 2025. The new restaurant brings the Midwest chain's specialty burgers, house-made cheese curds, and craft beer selection to Iowa City's South Side, marking the brand's fifth Iowa location and its second in the Corridor.
A Long-Vacant Tex-Mex Spot Gets New Life
The opening, first reported by KHAK, caps months of behind-the-scenes preparation, including invite-only staff training parties held in the days leading up to the debut. Boulder Tap House announced the Iowa City opening on its Facebook page, and the station's report notes the restaurant has not yet posted an official menu online. Commercial real estate records tell part of the financial story behind the move: a June 23, 2026 listing on LoopNet shows the 5,546-square-foot standalone building listed for $2,139,428, anchored by a new 10-year absolute NNN lease signed by Boulder Tap House with 2% annual rent increases — a structure that leaves zero management responsibilities to the property owner.
What's on the Menu
Boulder Tap House built its reputation on bone-in or boneless wings available with four dry rub options and 11 sauce choices, alongside tacos, rice bowls, sandwiches, salads, appetizers, and milkshakes. The menu's signature oddity is the gourmet pickle wrap, nicknamed “Midwest sushi” — a jumbo dill pickle layered with herb cream cheese and ham, sliced and drizzled with Burger Co. sauce.
The brand is a self-developed concept from Letnes Restaurant Group, led by CEO Steve Letnes, according to Franchising.com. Letnes Restaurant Group now operates more than 20 venues, including Grizzly's Wood-Fired Grill and Olde Brick House. In June 2026, a location adjoining a new Fairfield Inn & Suites in Monticello, Minnesota, became the brand's 11th overall site, as reported by the Hometown Source. That nearly 8,000-square-foot Minnesota outpost includes both indoor and outdoor seating.
Joining a Growing Iowa Footprint
Iowa City's new restaurant becomes the fifth Boulder Tap House location in the state, joining existing spots in Ames, Ankeny, Cedar Rapids, and Mason City. The chain also has a Cedar Rapids location. In Mason City, Boulder Tap House offers beer.
The Ames location on South Duff Avenue offers a useful parallel for what might come next around the new Iowa City site. That commercial strip is undergoing further quick-service redevelopment, including a planned late-2026 7 Brew drive-thru, as Hoodline previously reported. South Duff Avenue functions as a primary retail corridor much like South Gilbert Street does in Iowa City.
South Side Dining Keeps Shifting
Boulder Tap House's arrival adds to a string of recent restaurant turnover in Iowa City's So.6 business district. With the arrival of a 10-year lease-backed national chain in a long-vacant Tex-Mex building, South Gilbert Street's dining lineup continues to look very different than it did just a year ago.
