Tanger Outlets National Harbor has added two distinct shopping options: a 4,700-square-foot Brooks Brothers store and the DMV’s first HOKA location. The waterfront center says it now has more than 80 retailers and restaurants.

Brooks Brothers occupies a space between Tommy Hilfiger and Skechers, according to citybiz. It carries apparel and accessories for men and women. Tanger says its Brooks Brothers Factory Store locations offer an exclusive collection of men’s and women’s clothing not found in the brand’s retail stores or online, according to Tanger.

The HOKA pop-up, next to Famous Footwear, is the brand’s first in the area. It offers road- and trail-running shoes, apparel and lifestyle styles, according to the same citybiz report.

More Brands Headed to the Waterfront Center

Windsor Fashion is expected to join the center this fall in a 3,500-square-foot space next to HOKA and Fragrance Outlet, the outlet notes. The addition would bring the center’s tenant count to more than 80 stores and eateries across its 341,000-square-foot layout.

Marketing director Carrie Masich said the new openings bring sought-after brands to the center and reinforce it as a destination for DMV shoppers and visitors. “Tanger National Harbor gives guests more reason to visit,” Masich said, per citybiz's report.

A Growing Draw for DMV Shoppers

How the openings fit broader trends

Tanger lists the National Harbor trade area population as 2.8 million, citing ESRI 2025 Demographics and 2025 Alexander Babbage Trade Areas; that figure covers the broader market, not outlet-center attendance, according to Tanger. Across its total domestic portfolio, Tanger reported 630 renewed or re-tenanted leases totaling 3.1 million square feet in the 12 months ended Dec. 31, 2025, compared with 532 leases totaling 2.4 million square feet in the prior-year period. Those portfolio-wide figures describe leasing activity, not National Harbor’s occupancy or tenant sales, according to Tanger’s results.

Deckers said in its fiscal 2027 outlook that it expects HOKA to grow by a low-double-digit percentage versus the prior year, a company-wide forecast that does not measure this store’s performance, according to Deckers Brands.

The new stores add to Tanger National Harbor’s mix of brands at its open-air outlet center. Brooks Brothers and HOKA are open, while Windsor Fashion is expected to arrive this fall.
