Casa Carmen is bringing its traditional Mexican cuisine to Midtown East, inking a 15-year lease for 6,917 square feet at 437 Madison Avenue. The deal marks the restaurant's third Manhattan outpost, following locations in Tribeca and the Flatiron District, and lands in a 40-story office tower known for catering to its corporate tenants.

According to Commercial Observer, the asking rent for the space was $200 per square foot. The building is attributed to Sage in the Commercial Observer report, though a 2019 account from rew-online.com described 437 Madison Avenue as owned by WKO in partnership with the Travelers Companies, Inc. — a detail that predates the current leasing news and whose relationship to Sage's role isn't addressed in the record.

Casa Carmen already operates at 114 Franklin Street in Tribeca and 5 West 21st Street in the Flatiron District, giving it an established footprint downtown before this move north into the Plaza District. The restaurant concept traces back to chef Carmen “Titita” Ramírez Degollado, whose grandsons Sebastian and Santiago Ramirez Degollado opened Casa Carmen as a tribute to her, per Casa Carmen's website. Ramírez Degollado first opened the family restaurant El Bajío in Mexico City in 1972 alongside her husband and children, according to the Casa Carmen About page.

Sage Pitches a Hospitality-Driven Workplace

Sage's director of leasing, Michael Lenchner, framed the new restaurant as part of a broader strategy for the building's tenants and members, saying Casa Carmen is a natural fit for 437 Madison Avenue and the company's hospitality-driven approach to the workplace, Commercial Observer reported. The restaurant is expected to give office tenants and members another dining option without having to leave their building, the outlet's report noted.

That ambition lines up with changes the tower has gone through in recent years. Back in 2019, Sage Realty Corporation announced that WeWork had signed a long-term lease for 362,197 square feet at the property, part of a repositioning that left the building 98 percent occupied, per the same rew-online.com account. At that time, Sage was also preparing to market a ground-level restaurant space on the 49th Street side with outdoor seating, according to that 2019 report.

Who Brokered the Deal

CBRE's Matthew Chmielecki and Preston Cannon negotiated the lease on behalf of the landlord, while John DiGangi of Retail by MONA represented Casa Carmen, Commercial Observer reported. CBRE did not immediately respond to a request for comment, the outlet noted.

Retail by MONA founder and CEO Brandon Singer tied the lease to a wider shift happening around Midtown. “Midtown is seeing a new wave of investment and energy, driven by major corporate headquarters, office activity and the continued evolution of the neighborhood,” Singer told Commercial Observer. He added that companies' commitments to the area are creating opportunities for restaurant and hospitality concepts serving office workers, residents and visitors alike, per the same report.
