Century Communities has acquired substantially all assets of HMH Lifestyles, L.P., the company behind HistoryMaker Homes, a Grapevine-based builder with five generations of family ownership and roots in Fort Worth going back to 1949. The deal folds HistoryMaker's Dallas-Fort Worth operations into Century's existing business there, tripling Century's community count in the market and significantly expanding its pipeline of lots for future homes.

HistoryMaker has completed approximately 25,000 homes over more than 75 years in business, building exclusively within the Dallas-Fort Worth metroplex, according to in.investing.com. The outlet reports Century acquired substantially all assets of HMH Lifestyles, L.P., which does business as HistoryMaker Homes, and that the combined Dallas-Fort Worth operations will form a single division headquartered in Grapevine. HistoryMaker's division leadership and team members are expected to join Century Communities as part of the transition.

Why Century Wanted In

Rob Francescon, CEO of Century Communities, said HistoryMaker gives his company the scale, land position, and local talent needed to accelerate growth in Dallas-Fort Worth. Nelson Mitchell, CEO of HistoryMaker Homes, said his company sought a partner that shared its commitment to quality, integrity, and customer experience. Dallas Express reports that HistoryMaker is Texas' longest-standing production homebuilder, a distinction also noted by Builder, which further reports that Century ranked No. 10 and HistoryMaker ranked No. 77 on the 2026 Builder 100 list.

Century operates in 16 states and more than 45 markets nationwide, per the same investing.com report, making the HistoryMaker deal a notable regional bet within a much larger national footprint. The acquisition did not disclose a purchase price, and the exact number of communities and lots involved was not released.

What Happens to Buyers Already Under Contract

For people already in the pipeline, the message from the companies is continuity. Construction, sales, and closings are expected to continue as scheduled, and homebuyers under contract will keep working with their local HistoryMaker Homes team, according to the investing.com report. The announcement did not outline any changes to home prices or buyer incentives.

Jabez Development, described as HistoryMaker's sister land development company, will remain independently owned and continue operating on its own. Century Communities will maintain an ongoing land relationship with Jabez, which will finish developing land in select communities on Century's behalf. Per Builder, the two companies expect to pursue additional Dallas-Fort Worth land opportunities together going forward. ONM Living, a build-to-rent company also tied to the HistoryMaker family of businesses, will likewise remain independently owned and continue operating independently.

A Market Still Finding Its Footing

The acquisition lands at a moment when Dallas-Fort Worth homebuilders have been navigating a tougher demand environment. A Dallas Morning News report described persistently weak housing demand across the region in 2025, pointing to soft job growth and a glut of finished, vacant homes as contributing factors. Whether that backdrop shaped the timing of Century's move into a larger DFW footprint isn't addressed in the available reporting, but it underscores the stakes of consolidating two major builders in a market still working through excess inventory.

For now, the practical picture for homeowners and buyers in the pipeline appears unchanged: closings keep moving, sales continue as scheduled, and buyers under contract keep working with their local HistoryMaker team, now with the backing of a builder that operates across 16 states.
