Chai Caafi, a South Asian-inspired coffee and tea shop planned for the Historic Ashburn Mill, is now targeting November 2026 for its debut. The cafe is set to occupy a section of the century-old mill in the heart of the old Ashburn neighborhood, closest to Carolina Brothers BBQ along Ashburn Road.
The cafe describes itself on its website as a fast-casual, halal-certified desi fusion cafe based in Ashburn, Virginia, one that blends nutritious whole-food ingredients with authentic South Asian flavors. According to The Burn, the business has set its address at 20704 Ashburn Road, Ashburn, Virginia 20147, behind the Carolina Brothers BBQ restaurant.
Historic District and Planning Context
The Virginia Department of Historic Resources describes the Ashburn Historic District as a typical late-19th- and early-20th-century agricultural commercial center in a rural landscape. Loudoun Now reported that Old Ashburn would receive special attention from the county Department of Planning and Zoning for small-area planning amid increasing development pressures. These accounts provide broader neighborhood context but do not specify the mill building’s preservation status or its history of business reuse.
The Burn first reported on the project in April, after a banner appeared at the mill reading, “Coming Soon. Chai Caafi.” The cafe was then being promoted as a “Brews & Bites Cafe.” An owner told the outlet, “We will be introducing South Asian flavored coffees, lattes, and shakes along with regular items,” and the opening target at the time was late May or early June.
Tea and Coffee With South Asian Flavors
The cafe’s website lists Kashmiri chai, a traditional pink tea served with whole milk and a pistachio garnish, as well as an elaichi latte made with two shots of espresso and cardamom-flavored milk. Another option is pershwari kehwa, a green tea with a hint of cardamom.
The website also lists smoothies, juices, high-protein snacks, chai, healthy wraps and family-friendly fare, with items prepared fresh for customers on the go.
Opening Date Remains Unconfirmed
The cafe has not announced a firm opening date; November 2026 remains a target. That is later than the late May or early June timeframe reported in the spring, and no reason for the change has been detailed.
