The site at 222 Soundview Avenue sits between Gildersleeve Avenue and O’Brien Avenue, just blocks from the Bronx waterfront, and would bring both housing and commercial space to a stretch of the neighborhood that has seen a steady wave of residential proposals in recent years.
The filings were detailed by New York YIMBY, which reported that the proposed 35-foot-tall development would yield 35,350 square feet of space, with 21,629 square feet designated for residential use and 13,721 square feet set aside for commercial space. Shimshon Grunstein of AFS Systems Inc. is listed as the owner behind the applications, the outlet reported.
What the Plans Show
The building would hold 45 residences, per the filing, with an average unit scope of around 480 square feet — a size the outlet noted makes the units most likely rentals, though that characterization is based on the reported unit size rather than a confirmed designation. The concrete-based structure is also planned to include a cellar and four enclosed parking spaces, according to the same report.
Nikolai Katz Architect is listed as the architect of record for the project, the filing shows. Because the lot is currently vacant, demolition permits will likely not be needed to move the project forward, per the report — though that detail comes from the same secondary account rather than an official determination. No estimated completion date has been announced for the Soundview Avenue project.
Transit Access and Neighborhood Context
The site is closest to the Parkchester subway station, which is served by the 6 train, offering a transit link for future residents and shoppers at the planned ground-floor commercial space. Clason Point has been the focus of several other housing efforts in recent seasons. Last November, New York YIMBY reported that Aufgang Architects announced two affordable housing projects at 1810 Randall Avenue and 860 Village Concourse East that would together yield 446 units across the Bronx.
Elsewhere along the Soundview corridor, a vacant development site reportedly traded hands for $60 million, with the buyer eyeing a future residential building, according to Crain's New York Business. Nearby, phase one of the Stevenson Square project from WXY Architecture + Urban Design and Camber Property Group was reported to be nearing completion last fall, per a separate New York YIMBY account.
Other Projects in the Pipeline
The area has also seen other mixed-use and supportive housing efforts take shape. A project known as Story Avenue comprises two new buildings on the northern end of the existing Lafayette-Boynton complex in Soundview, according to NYHC. Separately, Odyssey House Soundview at 715 Soundview Avenue is described by the same organization as a five-story building with 56 studio apartments funded through the state Office of Mental Health.
For now, the 222 Soundview Avenue project remains in the permitting stage, with no construction timeline confirmed. As with similar filings across the borough, the scope of the project could still shift before any groundbreaking takes place.
