Crews have broken ground on The Villas at Viera, a 275-unit build-to-rent community spread across 18.4 acres in the master-planned Viera neighborhood on Florida's east coast. The project pairs apartment buildings with duplexes, carriage homes and cottage-style residences, and it's rising in a part of Brevard County that's been attracting new residents and businesses at a rapid clip.

According to The Business Journals, two firms are behind the project. Per Multifamily & Affordable Housing Business, Capstone Communities has secured financing and begun construction on the development, acting as the project's developer. CBI Construction is serving as general contractor, while Capstone Properties will handle property management once the homes are ready for tenants.

The site sits in Viera, within Brevard County, roughly 50 miles southeast of Orlando, the outlet notes. Fifth Dimension Architecture & Interiors is the project architect. Two four-story apartment buildings will anchor the property alongside the duplexes, carriage houses and cottages, with completion slated for 2028.

Resort-Style Amenities Planned for Residents

Future residents will have access to a clubhouse and a resort-style pool, according to the same report from Multifamily & Affordable Housing Business. The build-to-rent model, which blends apartment living with single-family-style housing types, has become increasingly common in fast-growing Florida markets where ownership costs have climbed. The Villas at Viera's location also places it near major space industry employers, a detail noted in coverage of the project.

Viera's Growth Streak Continues

The timing lines up with a broader surge in Viera's profile. The community has been named the fastest-growing in Brevard County, according to the Orlando Business Journal, which reports that Viera is emerging as a key driver of the county's retail, residential and economic expansion. The outlet also reports that high-end retailers have been clamoring for a presence there.

The Villas at Viera isn't the only rental-focused project taking shape in the area. Restore at Viera, a separate 60-acre community aimed at active adults age 55 and older, is planned for south Viera, according to the Viera Voice. That project, a partnership between David Weekley Homes and The Berry Companies, is set to include 221 single-family homesites, 186 apartment units and 78 carriage and cottage rental homes southeast of Costco Wholesale near Pineda Causeway and Interstate 95. Home construction there is expected to begin in the fourth quarter of 2026, with apartment completion targeted for fall 2027.

Together, the two projects are planned to add rental housing options in Viera, including apartment units and rental homes.
