The Knox, Auberge Collection is now scheduled to open January 29, 2027, later than a developer update that had projected a late-2026 debut. The hotel is taking reservations, and its headline price is $15,000 a night for the 3,000-square-foot Manse suite, The Dallas Morning News reported. The 140-room hotel sits within the larger Knox Street development, whose plans and reported residential counts have shifted over time.

Rick Fidel, Auberge Collection's regional vice president and general manager, told The Dallas Morning News that reservations had officially opened, with standard nightly rates starting at $1,000. At the top end sits the Manse, which includes a media room, a couples massage treatment room and a private fitness center — amenities that, at $15,000 a night, would make it among the most expensive hotel rooms in Dallas, according to the same report. Robb Report separately confirmed the hotel is now officially taking bookings ahead of its early-2027 opening, describing the Manse as the most spacious suite on offer, with a private gym space, a wellness room, a bar and a media room.

Beyond the headline-grabbing suite, the hotel will carry 24 suites total designed for longer stays and entertaining, including the Promenade Suite, which features a 2,100-square-foot terrace, an indoor bar and a large living room, as noted by The Dallas Morning News. Travelers wanting something more residential can book two- and three-bedroom apartments — Abbott House, Hester House and Hyland House — meant for stays of one month to a year, complete with daily housekeeping and nightly turndown service. Fidel said he expects strong demand for those longer-stay units.

A 28-Story Tower With Condos Nearly Gone

The hotel occupies part of a 28-story tower that also holds 48 luxury condominiums, and The Dallas Morning News reported all but one has already sold, with asking prices that ranged from $5 million to more than $30 million. Fidel said many of the buyers are Dallas-based residents downsizing from larger homes, and the first condo residents are expected to move in around the time the hotel opens. He declined to identify any of the buyers or address rumors linking a chicken-finger company CEO to the property, according to the Dallas Morning News account.

The condominium interiors were designed by Dallas-based designer Chad Dorsey, the paper reports, while Robb Report notes the 48 private residences carry the Chad Dorsey Design name as well — a detail that squares with the condo count cited by the Dallas Morning News. Residents get access to a clubroom, a bar and lounge, entertaining spaces, a fitness center and an indoor pool. Fidel said the condominiums are nearly fully committed before the hotel itself even opens, and that the project overall will bring what he called a new expression of luxury to Dallas.

Design, Dining and Wellness Inside The Knox

Martin Brudnizki Design Studio designed the hotel's interior spaces, which will include multiple restaurants, an outdoor pool with skyline views, and a spa and wellness center specializing in thermal therapies, high-performance wellness and regenerative skin therapies, per the Dallas Morning News report. Auberge Collection's own description of the property points to a similar mix, noting the hotel will pair vibrant dining and a sultry cocktail lounge with a wellbeing destination anchored by a pool garden. Event spaces for weddings, meetings, parties and private dinners round out the offering.

Christian Clerc, president and CEO of Auberge Collection, said The Knox marks an exciting new chapter in the brand's growth, according to the Dallas Morning News. For now, would-be guests looking to book online will have to wait — Auberge's own booking page for the property notes that online booking is temporarily unavailable, though its reservations team is taking calls directly.

The Bigger Knox Street Build-Out

The hotel is one component of the four-acre Knox Street development, planned since 2017 to span roughly one million square feet of office, hotel, residential and retail space, The Dallas Morning News reported. The joint venture behind the project includes BDT & MSD Partners, linked to Michael Dell; Trammell Crow Co.; Highland Park Village Associates, tied to Ray Washburne; and The Retail Connection. Beal Bank provided more than $600 million in financing, according to the paper.

The Knox Street District

The broader area also has a public improvement district: according to the City of Dallas Office of Economic Development, the Knox Street Public Improvement District was established in 2010 and renewed in 2017 and 2022. It consists of approximately 57 properties.

The wider development includes 150,000 square feet of office space, 100,000 square feet of retail, a 27-story apartment tower and a half-acre park with a direct connection to the Katy Trail. In a construction update, Trammell Crow Co. said the project had topped out and listed a 140-room hotel with 47 ultra-luxury condominiums. That condominium count differs from the 48 residences cited elsewhere, a discrepancy the available accounts do not explain.

The project's published plans have also differed on scale. Earlier materials from Hospitality Design described 105 hotel rooms and suites and 53 private luxury residences, rather than the 140 rooms and roughly 48 residences now reported. Trammell Crow said construction reached its highest point in February. The same joint venture is also behind Knox & McKinney, a 12-story, 300,000-square-foot office and retail development at 4544 McKinney Ave., on the former site of Tex-Mex restaurant Chuy's.
