A Dallas-based developer has broken ground on a sprawling three-building logistics park in Denton, with the largest structure alone set to stretch past 1 million square feet. Cavalry Real Estate Partners says construction is now underway on Denton Enterprise Logistics Park, a Class-A distribution project totaling 1,244,520 square feet that the company expects to deliver in October 2027.
The project's biggest building will total 1,006,880 square feet, according to Cavalry Real Estate Partners, which describes itself as an industrial development and acquisition company focused on growth markets in Texas and the Southwest. As reported by CoStar, the second building in the development is located at Westcourt Road and Springside Drive in Denton, with Josh Meredith listed as a manager at Cavalry Real Estate Partners.
The developer markets the park's location as a key selling point, noting it sits roughly two miles west of the I-35E and I-35W interchange, giving tenants what the company calls exceptional access to the broader Dallas-Fort Worth metro area. That positioning echoes Denton's own pitch to logistics companies: the city sits at the convergence of I-35 East and West at the northern corner of the Metroplex, a location the Denton Economic Development Partnership calls a critical advantage for supply-chain and distribution tenants.
A Texas Department of Licensing and Regulation filing for the park's Building 1 lists a July 1, 2026 start date and a Sept. 1, 2027 completion date, though that record carries lower confidence than the developer's own October 2027 delivery estimate and the two timelines have not been reconciled.
A Red-Hot Industrial Market Backs The Bet
The new park is landing in a Dallas-Fort Worth industrial market that has been tightening for nearly two years. Total industrial vacancy in the region fell to 9.3% in the second quarter of 2026, marking seven straight quarterly declines from an 11.1% peak in the third quarter of 2024, according to JLL. The same report found DFW logged 17.9 million square feet of net absorption in the first half of 2026, the highest total of any industrial market in the country, with average asking rents reaching $8.99 per square foot and 31.2 million square feet under construction regionwide, more than a third of it already preleased.
A separate first-quarter report from Partners Real Estate put the construction pipeline at 34.3 million square feet, up 19% year over year, and pegged quarterly net absorption at 9.4 million square feet, driven primarily by warehouse and distribution properties. That report measured overall vacancy at 8.9% for the first quarter, a figure that differs from JLL's later second-quarter reading but points in the same direction: industrial space in DFW is filling up fast. Scannell Properties, a developer active in Denton, has attributed the demand to a simple driver, telling the Denton Record-Chronicle that continued e-commerce demand remains the driving factor in the regional market.
Denton's Growing Roster Of Mega-Warehouses
Cavalry's project joins a crowded field of large industrial developments taking shape around Denton. Jackson-Shaw has broken ground on Horizon 35, a business park exceeding 900,000 square feet whose first phase, more than 543,000 square feet across three rear-load buildings, is slated to deliver in the third quarter of 2027, according to Bisnow; a planned second phase would add up to 400,000 more square feet of build-to-suit space.
Elsewhere in the city, Ironwood Realty Partners and Scannell Properties have completed the first phase of the Denton Crossing at I-35 industrial park, a 1.2 million-square-foot complex spread across 83 acres that announced logistics tenant EMLS Inc. in February 2021 for a 398,442-square-foot building, the Denton Record-Chronicle reported. The smaller Denton Westpark development adds two tilt-wall office and warehouse buildings totaling roughly 242,000 square feet on nearly 15 acres, per project documentation from MYCON.
Further out, the historic Harris Ranch property is being redeveloped into the Harris Ranch Urban District, whose first phase calls for five Class A industrial buildings totaling roughly 656,000 square feet, with completion anticipated in the third quarter of 2027, according to CandysDirt. Denton already counts major distribution operations among its employers, including an 850,000-square-foot WinCo Foods regional distribution center and a 440,000-square-foot Target facility described as the retailer's first robotics distribution center, per the Denton Economic Development Partnership.
