A new restaurant at 4717 Dixie Highway in Louisville is letting diners order pancakes and boneless wings at the same table, thanks to a dual-branded concept that puts Applebee's and IHOP under one roof. The combined restaurant opened its doors on June 4, 2026, and it marks the fourth Applebee's-IHOP mashup to land in the Louisville area this year.

According to the restaurant's own Applebee's location page, the Dixie Highway spot serves up the chain's famous boneless wings tossed in signature sauces alongside IHOP's breakfast staples, all available for takeout and delivery in Louisville. The concept is owned by Dine Brands Global, the parent company behind both Applebee's Neighborhood Grill + Bar and IHOP, which has described the dual-branded format as part of its international growth strategy, per a statement from Dine Brands.

As first reported by Louisville Business First, the new location is the fourth combined Applebee's-IHOP restaurant in the Louisville area, following an earlier one that opened in nearby La Grange. That detail was also noted by Yahoo News, which reported the La Grange location opened in April.

One Kitchen, Two Menus, All Day

The appeal of the format is straightforward: guests can mix and match items from both menus from breakfast through late night, according to Restaurant Business Online. That means a customer could theoretically start with IHOP pancakes and finish with Applebee's wings and a cocktail without leaving the building.

The hybrid concept has also spawned some genuinely new dishes that exist only because the two brands now share a kitchen. Restaurant Business reports that Applebee's chicken tenders and IHOP's signature omelette come together in a Loaded Buffalo Chicken Omelette, one of several menu mashups unique to the dual-branded format. The same outlet describes the broader layout of these restaurants as built around a shared entrance and kitchen, a single point-of-sale system, and cross-trained staff, with separate seating areas still designated for each brand, per Restaurant Dive.

Restaurant Dive has also reported on the underlying logic of the pairing: while IHOP is largely focused on breakfast, Applebee's targets the dinner daypart, creating a complementary menu that keeps a single building busy across more hours of the day than either brand could manage alone.

A Fast-Growing Format for Dine Brands

Dine Brands opened its first U.S. co-branded Applebee's and IHOP location in Seguin, Texas, in February 2025, an outlet that Restaurant Dive reported was performing above expectations and generating three times the sales it saw as a standalone IHOP. That Texas location, according to Restaurant Business Online, is operated by Dine Brands in partnership with franchisee Ramzi Hakim Group.

The company has since set aggressive growth targets. Restaurant Dive reported that Dine Brands expected to end 2025 with 30 dual-branded Applebee's and IHOP restaurants open or under construction, with another 50 expected in 2026. The same outlet reported the company sees a white space opportunity in the U.S. for about 900 co-branded restaurants over the next decade, and that these conversions have generated sales 1.5 to 2.5 times higher than before switching formats.

Dine Brands' March 2025 company release stated there were 18 dual-branded locations across seven markets and said the company aimed to open 13 additional restaurants in new international markets and complete 10 dual conversions in 2025, bringing the total to 41. The Dixie Highway restaurant is another entry in a rapidly expanding list, giving Louisville diners a dual-menu option that didn't exist in the neighborhood before this year.
