MLG Development is moving ahead with the next phase of Talbot's Woods, the long-running subdivision project in Dousman, with plans to add 39 lots. Home construction on those lots is targeted to start in early summer 2027, giving the Waukesha County village a fresh timeline for a project that has been years in the making.

According to The Business Journals, the 39-lot addition marks the latest step for Talbot's Woods, which is located in Dousman near Highways 18 and 67. The report lists the property at 104 acres, though that figure has shifted across earlier coverage of the site — more on that below. Joe Bukovich is credited with the project on behalf of MLG Development, the report notes.

Talbot's Woods has been in the pipeline since at least 2023, when plans for the area advanced. At that stage, the Milwaukee Journal Sentinel reported the development plan called for 143 single-family home lots ranging from 12,000 to 23,000 square feet, with about 26 acres preserved as a conservancy area, as detailed by the Milwaukee Journal Sentinel.

A Development That Keeps Changing Shape

Talbot's Woods has been described at different scales over time. The 2023 Journal Sentinel report described a 145-acre proposal featuring more than 140 single-family houses, 300 apartment units, condominiums and commercial buildings.

By April 2024, the project was described differently again. MLG Development had purchased the land from Lad Lake Inc., and the development was expected to add nearly 200 housing units and eventually commercial space, with construction that could begin that summer, the Milwaukee Business Journal reported at the time. Each of these figures comes from a different point in the project's evolution, and none of the available reporting reconciles them into a single, current total.

Local Approvals Show Steady Progress

Village records show the project has continued to clear procedural hurdles even as the headline numbers shifted. A Dousman Village Board agenda from January 2025 listed a final plat for Talbot's Woods condominiums consisting of 23 duplex condominium-style buildings, or 46 units, along with associated landscape and architecture plans, as well as a final subdivision plat for Talbot's Woods, according to the Village of Dousman.

The earlier 2023 plan had cleared concept-stage and preliminary-plat approval but still faced additional steps, including Wisconsin Department of Transportation road-access approvals, before construction could begin, the Journal Sentinel reported at the time.

Trail Access and Local Amenities

Marketing materials for the subdivision describe lots served by municipal sewer and water near the Highway 67 and Highway 18 intersection, with the development sitting adjacent to the 47-mile Glacial Drumlin State Trail, according to Korndoerfer Homes, a builder active in the community.

Statewide Permits Hold Steady While Milwaukee County Slides

The Dousman project is advancing against a mixed statewide backdrop for homebuilding. Wisconsin municipalities issued 7,034 single-family housing permits during the first half of 2026, up 1.1% from 6,960 permits over the same stretch in 2025, according to the Wisconsin Builders Association. Milwaukee County told a different story, with single-family permit activity there falling 38.7% over the same period, the trade group's data show. The association has said demand for housing continues to outpace supply in many Wisconsin communities, a dynamic that helps explain why a years-long project like Talbot's Woods keeps finding new life even as it changes shape along the way.

Whether Talbot's Woods settles into a final, fixed footprint remains to be seen, but for now the next concrete milestone is the 39 new lots and the early summer 2027 construction target reported by The Business Journals.
