Thirteen luxury townhomes next to Unity Park in downtown Greenville are officially on the market, with prices starting at $1.2 million. The homes, arranged across three buildings, each offer more than 2,500 square feet, three bedrooms, three-and-a-half bathrooms and oversized two-car garages built with elevator-ready construction.

Coldwell Banker Caine announced the official sales launch of the project, called Atlas at Unity Park, according to Greenville Business Magazine. The development sits directly adjacent to Unity Park, putting residents within steps of the park itself, the Prisma Health Swamp Rabbit Trail and The Commons. It's also within easy reach of Greenville's Main Street, Fluor Field and the shops, restaurants and galleries of the West End, and near Southernside Brewing Co. and PKL Park.

Each home comes with open-concept floor plans, expansive kitchens, premium finishes and outdoor patios, along with semi-custom selections that let buyers personalize their residence. The community also features professionally designed and maintained landscaping. All 13 residences have now been introduced to the market and are available for purchase, with Coldwell Banker Caine representing sales across the entire collection.

Who's Behind the Project

RealtyLink developed Atlas at Unity Park, with a development team that includes Greenville-based Project Plus Architects, Liz Tew Interiors and Upland Builders Group, per the same report. Sam Duckett, a RealtyLink developer who holds an MRED, said Atlas was envisioned as a community complementing its surroundings with quality, character and thoughtful design.

Ginger Griffith, vice president of Blue Division and developer partnerships at Coldwell Banker Caine, said Atlas represents an exceptional opportunity in Greenville's luxury real estate market. She added that buyers are showing strong interest in spacious homes offering a connected, walkable downtown lifestyle — a dynamic that tracks with other projects reshaping the area immediately around the park.

Part of a Broader Downtown Building Wave

Atlas joins a cluster of recent townhome activity near Unity Park and downtown Greenville. Unity Village, a 21-unit townhome community near the park, already offers upscale finishes, HOA amenities and direct Swamp Rabbit Trail access, according to SCBiz. Farther from the park, the $1 billion County Square redevelopment has also been pushing townhome construction forward, with more than 70 units planned for the site's southwestern corner, as reported by The Post and Courier.

That County Square project began with a two-phase plan for 48 new residences announced in October 2025, according to Greenville Online. Elsewhere in the city, construction had started by December 2025 on Biltmore Walk, a planned 44-unit luxury townhome community, the Upstate Business Journal reported. WYFF has described the overall County Square site as a $1 billion redevelopment now moving forward with townhome and parking-garage construction.

Pricing in Context

Atlas at Unity Park's $1.2 million starting price lands well above other recent downtown listings. A North Main-area townhome hit the market for $949,000 in August, Greenville Online reported, highlighting its proximity to shopping, dining and McPherson Park. Both figures dwarf the broader county trend: the median home sale price across Greenville County was $368,146 in May, a 25% jump over five years, according to the same outlet.
