A new builder is staking its claim in one of Clay County's fastest-growing neighborhoods. DRB Homes will offer five home designs ranging from 1,600 to more than 2,625 square feet in the Green Cove Springs community, with homes starting in the $300,000s.
The addition was reported by The Business Journals, which detailed a model home called the Castaway that spans 2,061 square feet and features four bedrooms. That model is expected to showcase the builder's offerings as it establishes a presence in the area's Granary Park development.
Granary Park itself is listed under DRB Homes at 2533 Barnstead Road in Green Cove Springs, according to a NewHomeSource listing, which describes homes with three to four bedrooms, two to three bathrooms, and 1,598 to 2,625 square feet. That same listing notes pricing as coming soon, a detail that sits alongside the Business Journals' reporting that homes will start in the $300,000s. The listing also outlines a slate of planned amenities for the community: a beach-entry resort-style pool, a 3,000-square-foot clubhouse, a fitness center, a dog park, a playground, an event lawn and recreation field, and a food truck lane.
A Community Built for Connectivity
Granary Park's location is part of its pitch. The NewHomeSource listing positions the community near the recently completed First Coast Expressway, with connectivity to Naval Air Station Jacksonville, Cecil Commerce Center, Oakleaf Town Center, and downtown Jacksonville — a draw for commuters looking to settle outside the urban core without losing easy access to it.
Other builders have also planted flags in Granary Park. Lennar lists single-family homes there ranging from 2,028 to 3,224 square feet, including a four-bedroom, three-bathroom model at 2,028 square feet, per Lennar's listings. The neighborhood already counts 223 homes built between 2022 and 2024, with a median build year of 2023, according to data from Move With Momentum.
Sales Numbers Tell Their Own Story
Granary Park recorded 99 home sales over the 12 months ending October 12, with a median sale price of $359,999, or $172 per square foot, the same neighborhood data shows. The median living area across those sales ran about 2,126 square feet. Move With Momentum's figures also show the trailing 12-month median price of $360,000 is down 1.4% from the prior 12-month period's $365,000 — a modest cooling even as new builders move in.
Zooming out to the broader 32043 ZIP code, 1,127 homes closed during the same period at a median price of $336,000, the same source reports. Active Granary Park listings on the page ranged from $300,000 to $441,490, though that figure is described as a snapshot rather than a fixed range.
Part of a Much Bigger Growth Story
DRB Homes' arrival lands amid a broader surge reshaping Green Cove Springs. The city is projected to be one of the fastest-growing communities in the region in the coming years, according to News4JAX, which reported that two planned Agrihood developments are expected to bring more than 8,000 homes to the area combined. One of those projects, Agricola, is planned to include 2,170 single-family detached homes and 1,830 multifamily units, along with 100 hotel rooms, 1 million square feet of innovation and industrial space, 640,000 square feet of educational space, and 340,000 square feet of retail space. The second, Saratoga Springs, is expected to add as many as 4,489 homes to the area.
That growth is already visible in the sheer volume of new-home options on the market. NewHomeSource lists 220 new-home communities and 41 builders across the Green Cove Springs area, with 1,917 new homes listed and prices ranging from $179,990 to $2,225,034. Any new project, including DRB Homes' designs, must still clear local review: the City of Green Cove Springs' Planning and Zoning division requires all development plans to be reviewed and approved for compliance with city ordinances and the Comprehensive Plan before a building permit application can move forward.
