Elm Street has reopened to traffic in Glens Falls. Construction is underway at the nearby South Street Apartments site.
Elm Street Reopens
According to The Post-Star, a portion of Elm Street would remain closed on weekdays until the end of summer. The intersection of Elm and South streets also received new bricks in its crosswalk as part of the work, the report notes.
Construction on the adjacent apartment building continued.
South Street Apartments: A Shifting Timeline
The project next to Elm Street, known as South Street Apartments, is a 70-unit development scheduled for completion by February 2027.
Construction is underway at the South Street Apartments project. A 2025 report from the Glens Falls Business Journal described the five-story structure as scheduled for completion in early 2027.
What's Being Built, and for Whom
South Street Apartments is planned as a five-story building with 70 mixed-income apartments, including 49 one-bedroom units, 20 two-bedroom units and one three-bedroom unit, according to Bonacio's development page. The units are intended for households earning between 30% and 70% of area median income, with eleven apartments set aside as supportive housing, per Bonacio Companies. The building also includes roughly 3,200 square feet of ground-floor commercial space, where SUNY Adirondack plans to lease the first floor facing South Street for its workforce development programs, according to the Glens Falls Chronicle.
A $26 million cost has been reported for the project.
Part of a Larger South Street Push
South Street Apartments is Phase 2 of a broader corridor redevelopment. Phase 1, known as Market Square, already delivered 18 market-rate apartments across three properties — 45 South Street, 41 South Street and 36 Elm Street — above fully leased ground-floor commercial space, according to Bonacio's portfolio page. Bonacio Development broke ground on Phase 2 on Oct. 15, the Chronicle reported.
Glens Falls Mayor said there is no doubt about the momentum that these projects have generated, per the Chronicle's report. Nearby, developer Chris Patten is separately redeveloping other historic South Street buildings, including a three-story mixed-use building planned for 20 apartments above commercial space and a project at 10 Broad Street that includes a 56-space parking garage with 24 apartments above it, according to the Glens Falls Business Journal.
