Emerson has signed a long-term lease to open a new research and development facility inside the former rue21 headquarters at 800 Commonwealth Drive in Warrendale, turning a retail bankruptcy casualty into the latest expansion for the St. Louis-based industrial technology giant. The deal was first reported by WPXI, which noted that Emerson, listed on the New York Stock Exchange under the ticker EMR, is expanding into the property after teen apparel retailer rue21 vacated it. CBRE senior vice president Adam Viccaro and colleague Alex Ruck represented the Warrendale property on behalf of local owner Sampson Morris, according to the station's report.

The building became available after rue21 filed for Chapter 11 bankruptcy in May 2024, a collapse that led to the closure of all 540 of its stores nationwide and the evacuation of its corporate headquarters, according to Fox Business. The retailer's exit left the large flex building vacant.

A Second Foothold Near Cranberry Woods

Emerson's move into Warrendale builds directly on a decision the company made in March 2023, when it signed a 15-year lease for 142,000 square feet across two floors at Westinghouse's former headquarters campus at 600 Cranberry Woods Drive in Cranberry Township, per the Pittsburgh Post-Gazette. Emerson's Power and Water Solutions division is based at 1000 Westinghouse Drive in Cranberry Township; the newspaper reported that the division relocated from a former 270,000-square-foot facility in O'Hara Township. The new Warrendale lease gives Emerson a second foothold just minutes from Cranberry Township.

The Warrendale building itself has a history of adaptive reuse. Sampson Morris Group converted the structure from a 1970s manufacturing plant into a Class A office and flex facility. Sampson Morris Group's broader portfolio includes commercial and residential properties across Western Pennsylvania, according to the firm.

A Crowded, Fast-Growing Industrial Park

Thorn Hill Industrial Park, where the Warrendale building sits, is a 925-acre development on the former site of a boys' home, straddling Marshall Township in Allegheny County and Cranberry Township in Butler County. The park offers 3 million square feet of industrial, office, and flex space, according to the Regional Industrial Development Corporation. Beyond Emerson, the park's roster of anchor tenants includes Mitsubishi Electric, Eaton, a 75-acre U.S. Postal Service bulk mail facility, and the Society of Automotive Engineers, which has been present in the park since 1973, RIDC notes.

The park has also become a magnet for clean-energy manufacturing. Battery maker Eos Energy Enterprises announced a $352.9 million expansion that included leasing a 432,000-square-foot facility at 150 Thorn Hill Road to expand its zinc-based energy storage production lines; CoStar also reported a $22 million Pennsylvania investment, according to CoStar. Regional analysis from Tall Timber Group found that high tenant demand across Warrendale and Cranberry Township had absorbed nearly all available industrial land along the I-79 North corridor as of late 2024, a trend that underscores why long-term leases like Emerson's carry weight in such a tight submarket.

Emerson's research push in the Pittsburgh suburbs also ties into the software side of its business. The company's Ovation automation platform serves the power and water industries. In July 2026, the platform expanded to introduce autonomous AI agents for plant diagnostics, predictive maintenance, and control logic, according to a release carried by PR Newswire. A physical R&D facility just down the road from its Power and Water Solutions regional base gives Emerson room to pair that software development with hands-on testing in northern Allegheny County.
