A facial bar known for its quick, membership-driven skincare treatments is setting up shop inside one of the Houston Heights' most storied industrial buildings. Face Foundrié will open a location at 621 Waverly St., Ste 140, inside the Swift Building, a century-old former meatpacking plant now being converted into a mixed-use retail and office hub along the Heights Hike-and-Bike Trail.
The move was first reported by Community Impact, which detailed the facial bar's plans as part of its ongoing coverage of the Heights business corridor. According to the Texas Department of Licensing and Regulation, the buildout is projected to cost roughly $150,000 and will include renovations to the space's walls, plumbing and electrical systems, with completion expected by February 2027.
The Swift Building itself carries a layered history. Constructed in 1909 as a meatpacking and cottonseed oil refinery for Swift & Company, the 4.40-acre complex now holds protected Houston landmark status, and its redevelopment was designed by Michael Hsu Office of Architecture to connect with the adjacent hike-and-bike trail, according to Triten Real Estate Partners.
A $10 Million Overhaul Behind the Storefronts
Developers Radom Capital and Triten Real Estate Partners broke ground on the broader Swift Building conversion in June 2025, a $10 million adaptive-reuse project transforming roughly 60,000 square feet of former industrial space into retail, boutique office and restaurant units, per the same Triten Real Estate Partners announcement. The site sits next to M-K-T Heights, an approximately 200,000-square-foot warehouse development by the same developers, one that saw real estate firm MetroNational acquire a joint venture ownership stake this past March, according to a separate account from Realty News Report.
Face Foundrié will join a tenant roster that already includes Merit Coffee, Escalante's Fine Tex-Mex, STRONG Pilates, SweatHouz and The Skin Clinic, as reported by Community Impact in an October 2025 report on the project's dining additions. The lineup reflects a template the developers established next door at M-K-T Heights, pairing creative office space with experiential retail, dining and wellness concepts, Triten Real Estate Partners notes.
What Face Foundrié Actually Sells
Unlike a traditional day spa, Face Foundrié offers facial and skincare services. Community Impact reports that the brand's menu includes face waxing, brow and lash extensions, chemical peels, dermaplaning, enzyme masks, hydrating lip masks and scalp massage.
Founder and CEO Michele Henry launched Face Foundrié in 2019 with the goal of making skincare services more accessible and approachable, Community Impact reports.
Houston Market Already Filling In
The Heights location adds to a fast-growing Houston footprint. Face Foundrié already has locations near West University Place, Pearland and Sugar Land, and the brand has announced plans to open in Friendswood and Katy as well, per Community Impact. The Pearland location is among the brand's existing Houston-area stores.
Nationally, Face Foundrié also offers franchise opportunities.
Face Foundrié's express model focuses on skincare services.
Back in the Heights, the Swift Building is expected to see tenant openings later in 2026. Construction at Face Foundrié's Waverly Street location is projected to be completed by February 2027.
