A 67,180-square-foot co-warehousing and coworking facility is headed to 601 Alter Street in Broomfield, with FlexEtc planning to open the site in January 2027. The project marks the flexible-industrial operator's second Colorado location, expanding beyond its existing Denver facility and deeper into the Denver-Boulder corridor.
According to Mile High CRE, the Broomfield facility will be FlexEtc's second Colorado location, joining its Denver facility at 5180 Fox Street, which opened in 2023. The new building will include 70 private warehouse spaces ranging from 290 to 2,900 square feet, along with 11 professional offices, giving small and mid-sized businesses a range of footprints to choose from without committing to a full standalone warehouse.
Shared amenities at the Broomfield site will include a content creation studio, a conference room, loading docks and a members' lounge, the same outlet reports. The facility is designed to serve businesses seeking warehouse, office and shared operational space under one roof rather than piecing together separate leases across town.
Company Leaders Frame Broomfield as a Natural Expansion
FlexEtc founder and CEO Laurent Opman said Broomfield extends the opportunity to more companies along the Denver-Boulder corridor, per the Mile High CRE report. Allira Cooper, the company's head of design and development, said the Broomfield location will combine warehouse space, professional offices and shared gathering places, echoing the formula the company has already built out in Denver.
FlexEtc's Denver facility itself spans 50,000 square feet and gives members 24/7 access, according to FlexEtc's own site, with flexible micro-warehouse spaces ranging from 300 to 3,000 square feet and private creative offices built for one to three people, per WareCRE.
A Model Built for the Gap Between Self-Storage and Full Warehouses
FlexEtc operates in seven U.S. markets, and its affiliated real estate partnerships acquire the properties while FlexEtc operates them, Opman told Commercial Property Executive.
Opman told that outlet the company is seeing demand from newly formed businesses and decentralized enterprise teams, while very little new industrial product is designed for small, flexible users. He added that the market is especially inefficient for spaces below about 5,000 square feet — precisely the niche FlexEtc's warehouse units, which come with month-to-month leases according to the company's own private warehouse page, are built to fill.
Denver's Industrial Market Sends Mixed Signals
The Broomfield expansion arrives as Denver's industrial market shows conflicting readings depending on the source. WareCRE's Q2 2026 report put Denver industrial vacancy at 7.8%, flat on the quarter and down from 8.1% a year earlier, with flex space asking rents averaging $12.98 per square foot annually compared with $8.82 for standard warehouse and distribution space. By contrast, Innovate Commercial Real Estate's research dated October 12 put Denver's industrial vacancy rate at 9.2%, which it described as a two-decade high, with flex space there running $16.12 per square foot.
The two reports also diverge on construction activity: WareCRE counted 4,215,008 square feet of industrial space under construction in Denver at the end of Q2 2026, while Innovate Commercial Real Estate measured roughly 5.48 million square feet under construction as of October 12, with 38.3% of that space preleased. Innovate also pegged the market's average industrial asking rent at $11.69 per square foot annually as of that date, down 1.4% year over year. WareCRE notes that flexible-space tenants in the Denver area span outdoor recreation and sporting goods companies, cannabis operators needing compliant storage, e-commerce businesses serving the Mountain West, contractors and food producers.
Part of a Broader National Rollout
The company's Charlotte location cut the ribbon on a 75,000-square-foot co-warehousing and coworking community on Aug. 20 at 900 Pressley Road, featuring 68 industrial-grade, business-ready warehouse spaces ranging from 280 to 2,800 square feet, according to the Charlotte Weekly.
The Broomfield project is planned for 601 Alter Street. For Broomfield business owners who have struggled to find small, flexible industrial space close to home, the January 2027 opening could offer an alternative to the patchwork of leases that has defined the segment until now.
