Ferguson, the Fortune 500 plumbing and HVAC supply giant, is getting ready to begin construction on its leased office space inside Gasworx, the sprawling mixed-use development bridging Ybor City and downtown Tampa. The company signed its lease this summer, and is now preparing for the buildout phase as the building itself nears completion.
The news was reported Wednesday by Tampa Bay Business Journal, in an article authored by editor at large Ashley Gurbal Kritzer. Ferguson's commitment covers approximately 50,570 square feet in the six-story office and retail building, according to a release from KETTLER, the Gasworx developer. Combined with a previously announced commitment from Grow Financial, Ferguson's lease brings the building to full office occupancy, per the same release.
The building itself is under construction by Moss, with design work from S9 Architecture and Smallwood, KETTLER's announcement notes. It's expected to be completed in December, though the exact date within the month hasn't been specified. Ferguson plans to begin occupying its new space in April 2027.
Why Ferguson Picked Ybor City
Ferguson CEO Kevin Murphy pointed to logistics as a driving factor behind the Tampa pick. “We chose Tampa for its strong accessibility and connectivity to our locations across all 50 states and every province of Canada,” Murphy said, in comments reported by Tampa Bay Business and Wealth.
The Tampa office will initially house executive leadership and several business functions, along with employee training, development and onboarding programs, the Business Observer reported. Ferguson is a substantial operation by any measure — the company reported $31.3 billion in sales in 2025 and employs roughly 35,000 people across more than 1,700 North American locations, per the same report. It also joined the S&P 500 Index on August 5.
Despite the new Tampa footprint, Ferguson isn't relocating its headquarters. The company remains based in Newport News, Virginia, where its existing corporate office at City Center at Oyster Point stays open with more than 800 employees, according to The Virginian-Pilot. That outlet also reported that approximately 25 to 50 Ferguson associates will relocate to Tampa from locations around the country starting in 2027.
Building Size Discrepancy and Construction Progress
Reports on the Gasworx office building's exact dimensions don't fully agree. KETTLER describes it as a 110,000-square-foot structure, while an earlier Tampa Bay Business and Wealth report put the office space at 145,000 square feet with an additional 9,000 square feet of ground-floor retail. The discrepancy hasn't been resolved in available reporting.
What is clear is that exterior work has advanced substantially on the six-story structure, known as the E2 building, according to Florida YIMBY. The building will also serve as Grow Financial's future headquarters, with the credit union set to occupy roughly half the space and bring hundreds of workers to the area, Tampa Bay Business and Wealth reported.
Part of a Larger Ybor City Build-Out
Gasworx itself spans 50 acres, linking Ybor City to downtown Tampa with a mix of apartments, offices, dining and retail. Two apartment buildings are already complete, with two more planned alongside the office and commercial space, according to the Tampa Bay Times.
The Ferguson lease also fits a pattern playing out across the office market, where newer buildings stacked with amenities are competing to lure employers trying to coax workers back into physical offices, the Business Observer noted. There's also talk — unconfirmed and explicitly described as rumor — that Ferguson could be eyeing an even larger expansion in Tampa down the road, though nothing beyond speculation has been reported.
