
Five commercial properties scattered across Cape May, Ocean City and Stone Harbor have gone under contract with a combined asking price of $18.3 million, and four of them are occupied by the beloved Original Fudge Kitchen chain. The deal, which went under contract on Sept. 23, 2026, bundles together some of the most recognizable sweet-shop real estate on the Jersey Shore, though the identity of the buyer has not been made public.
Two Cape May Buildings Lead the Pack at $6 Million Each
According to NJ.com, the properties involved are located in Cape May, Ocean City and Stone Harbor. Two Cape May buildings carried the top price tags in the portfolio, each listed at $6 million. One, at 513 Washington Street, houses a Fudge Kitchen shop, while the other, at 502 Washington Street, contains a retail storefront along with a rear commissary kitchen, the outlet reports.
The remaining three properties carried lower but still substantial asking prices. The report notes that 728 Beach Avenue in Cape May was listed for $1.2 million, while 800 Boardwalk in Ocean City carried a $3.75 million price tag. Rounding out the group, 254 96th Street in Stone Harbor was listed for $1.35 million.
A Shore Staple Dating Back More Than Five Decades
The Original Fudge Kitchen is known for its hand-whipped fudge and other shore-themed confections, and the chain was founded in 1972, per the same report. It currently operates stores in Cape May, Ocean City, Stone Harbor and Wildwood, making it a familiar name to generations of boardwalk visitors up and down the coast.
All five listings reached contract status after about five weeks on the market, the outlet's report states, and they share an expected closing date of Jan. 6, 2027. The buyer was not identified, leaving open the question of who will take over this cluster of shore-town storefronts once the sale is finalized.
