From Duo is targeting a soft opening by the end of October at 205 12th Street in uptown Hoboken, but the owners have not announced an exact date, The Hoboken Girl reported. The shop’s path to a storefront included a zoning-board review: the board voted unanimously in the founders’ favor at its April 28, 2026 meeting, according to Patch.
Zoning approval is not the final opening checklist
The City describes the Zoning Board of Adjustment as empowered to grant zoning relief and approve certain land uses; that role is distinct from a general business-opening permit. Hoboken’s business-opening guide says required building inspections, licenses and other inspections must be obtained before a Certificate of Occupancy or Certificate of Continued Occupancy is issued, and notes that permit needs vary by case. The guidance does not identify which steps, if any, remain for From Duo.
The late-October target follows an earlier hoped-for summer opening: Patch reported that the owners were awaiting permits and had hoped to open during the summer. Before pursuing a permanent location, the founders sold donuts and matcha drinks at Hoboken pop-ups, Patch reported. Those earlier plans provide context, but do not establish the shop’s current permit status or a firm opening date.
A separate Hoboken case offers a limited comparison
Zoning decisions depend on the application before the board. In a separate case, the Hoboken Zoning Board of Adjustment rejected plans for a food hall and 11 residences at 710 Clinton Street on April 30, 2024, The Hoboken Girl reported. That larger mixed-use proposal differed from From Duo’s storefront application; the outcome does not indicate a general trend or explain From Duo’s timeline.
The business, previously called Duo Donuts + Matcha, has adopted the name From Duo. Its planned lineup centers on matcha and also includes hojicha, other teas, coffee and baked goods, including donuts, according to The Hoboken Girl.
