A developer has filed plans to demolish five existing rental units at 806 N. Sweetzer Avenue in Hollywood and replace them with a five-story building holding 32 apartments, nine more than a smaller project the same site won approval for back in 2023. The application, now moving through the Los Angeles Department of City Planning, would clear two duplexes and a single-family home from the property to make room for a mix of studio, one-bedroom, two-bedroom, and three-bedroom units.

According to Urbanize LA, the project is the work of Generation Real Estate Partners, which is seeking development bonuses through the Citywide Housing Incentives Program to build bigger than the site's base zoning would otherwise allow. In exchange, the developer would set aside seven of the 32 apartments for low-income renters, up from the three affordable units included in the site's earlier, smaller approval. The application is proceeding through the Los Angeles Department of City Planning.

Architecture firm Kevin Tsai Architecture is designing the contemporary low-rise structure, which would include a rooftop amenity deck and parking for 16 vehicles. The property in Beverly Grove has 3,126 square feet of living area and a lot of about 5,984 to 5,998 square feet; it last sold in February 2021 for $2.4 million, per Redfin sales records.

A Bigger Swing After Surviving an Appeal

The site previously received entitlements for a smaller, 23-unit building with three affordable units in July 2023, proposed by BH Holding, LLC. The project survived a formal appeal from an adjacent property owner when the Los Angeles City Planning Commission rejected that challenge in November of that year, according to Urbanize LA's earlier reporting. The current 32-unit proposal would provide seven affordable units, compared with three in the earlier plan, while increasing overall density.

The Sweetzer proposal seeks bonuses through the Citywide Housing Incentives Program, with seven apartments set aside for low-income renters.

A Developer and Architect With a Track Record Nearby

Generation Real Estate Partners isn't new to this stretch of Hollywood and West Hollywood. The firm and Kevin Tsai Architecture broke ground in June on a separate five-story, 47-unit building with six affordable units at 7337 W. Fountain Avenue, Urbanize LA reported at the time. The Arthur, a 35-residence community at 806 N. Edinburgh Avenue, is also in the Fairfax/Melrose Design District.

The company's reach extends into municipal affordable housing deals, too. In June, the Housing Authority of the City of Los Angeles purchased a newly completed 44-unit affordable building in Sawtelle from Generation Real Estate Partners and Eris Development for roughly $16.7 million, a project Hoodline covered in June as part of Mayor Karen Bass's Executive Directive 1 fast-track program.

Same Architect, Multiple Projects in the Pipeline

Kevin Tsai Architecture, meanwhile, is juggling several other major infill proposals across the region, including an 85-unit mixed-use project on West Pico Boulevard in Rancho Park and a 323-unit complex in Glendale. Per Urbanize LA, the Sweetzer Avenue project team is also attached to two additional developments farther east in Hollywood, underscoring how active this developer-architect pairing has become along the Hollywood and West Hollywood border.
