A sprawling new development just east of the Crystal Falls Parkway and 183A toll intersection is officially open for business. City officials and business leaders gathered for a ribbon-cutting ceremony celebrating the completion of Leander Union on October 21, marking the debut of a 13-acre project with 10 buildings, more than 40 suites and space for dozens of new tenants.

According to Community Impact, Mayor Na'Cole Thompson and Leander City Council members attended the ceremony. The development covers roughly 155,000 square feet, with 50,000 square feet allocated for office space and 65,000 square feet set aside for retail and dining, per the same report. Austin-based Topo Development Group developed the project, describing it as a roughly 155,000-square-foot retail, office and gathering space.

A Mix of Retail, Office and Worship Space

Of the 10 buildings on site, two are zoned for retail and office use, while seven are zoned for retail, dining or a mix of the two, according to Community Impact's reporting. The remaining building houses Northpoint Austin Church, which occupies about 40,000 square feet of the development. CultureMap Austin reports that the church held its first service at the site on May 10, and that Buildings 1 and 2 at Leander Union are dedicated to food, beverage and retail spaces.

Westlake Dermatology became the first business to open its doors at Leander Union, opening on September 17. CultureMap Austin names Westlake Dermatology and Northpoint Austin Church among the project's first tenants. Separately, Mirror Mirror has submitted a permit filing with the state to move into the development, according to the Texas Department of Licensing and Regulation, as cited by Community Impact.

Developer Behind Austin Restaurant Favorites

Topo Development Group, based in Austin, has led other projects around the metro area, including Springdale General in East Austin, per Community Impact's reporting. The firm was founded by Daryl Kunik, whose restaurant concepts also include Uchi, Uchiko and Loro in Austin, according to WilcoSun. A news release cited by Community Impact states that Leander Union is seeking a mix of local businesses, hospitality concepts and lifestyle tenants, and the site includes 468 parking spaces according to development site plans.

Part of a Broader Building Boom

Leander Union isn't the only large mixed-use project reshaping this stretch of the city. Nearby, Crystal Village is a 65-acre development under construction at the southeast corner of the 183-A tollway and East Crystal Falls Parkway, expected to be completed by 2030 with retail, offices, a hotel, conference space and additional housing, according to the Austin American-Statesman. That project carries an expected price tag of more than $250 million, the newspaper reported, and is being built in three phases covering roughly 18, 20 and 24 acres.

The Statesman also reported that the 116-acre Northline project, situated between U.S. 183 and the 183-A tollway, was expected to see significant retail and townhome construction underway by the third quarter of 2025. Together, the projects reflect just how quickly this corner of Williamson County has been filling in with commercial development in recent years.

A City That Keeps Growing

The pace of building tracks with Leander's population growth, which climbed from 26,521 residents in 2010 to an estimated 80,067 by 2023, according to U.S. Census Bureau figures cited by ConnectCRE. The city was named the fastest-growing large city in the United States in 2019, a distinction noted on the development's own property listing. That growth has helped fuel demand for projects like Leander Union, which was planned with an emphasis on food and beverage operators, ConnectCRE reported.
