VanTrust Real Estate has officially named its sprawling mixed-use development in Leawood, Kansas: Highpoint. The approximately 34-acre project, formerly known as Hallbrook North, is under construction at the northwest corner of State Line Road and College Boulevard, and it will be anchored by insurance brokerage giant Lockton's future global headquarters tower.
The name was unveiled this week, and according to KSHB 41 Kansas City, VanTrust Real Estate said the Highpoint name was inspired by the project's location at one of the region's highest elevations. The development is expected to cost about $766 million, per that report, though the City of Leawood has separately pegged the project cost at roughly $765.7 million — figures that point to the same massive investment even if the exact number varies slightly depending on the source.
At the center of it all sits Lockton's new headquarters tower, a 12-story building planned to reach 176 feet, which would make it the tallest building in Leawood once finished. The tower's footprint has also been described in slightly different terms by different sources — KSHB 41 Kansas City reported it at 455,000 square feet, while Lockton's own announcement cited 444,000 square feet for the same building — but all accounts agree it will anchor the development both physically and symbolically.
What's Planned Beyond the Tower
Highpoint isn't just an office project. The development is slated to offer office, residential, hospitality, dining, retail, childcare and green spaces, according to KSHB. Specific pieces of that mix include a 145-room hotel with an event center, two luxury apartment buildings, and a 14,000-square-foot childcare center, per the same report.
City of Leawood records show the project reached a major construction milestone on May 28, 2026, when it held its official groundbreaking. Separately, KCTV5 reported that VanTrust broke ground on Lockton's headquarters specifically in May 2026 and plans to finish it in the first quarter of 2030 — timing that lines up with KSHB's reporting that the broader Highpoint development is scheduled to open in the first quarter of 2030.
Lockton's Road From the Plaza to Leawood
Lockton announced in December 2025 that it would leave its longtime home on the Country Club Plaza for the Leawood site, a move that set this entire development in motion. Julie Gibson, Lockton's chief marketing officer, said the Highpoint site matches the environment envisioned when the firm chose the location, and that the project supports Lockton's people, growth and future way of working.
Gibson also said Lockton is excited to be part of a development that brings businesses, residents and amenities together, a sentiment that echoes the mixed-use ambitions behind the project. Lockton currently occupies all 10 floors of the Valencia Place building in Kansas City, along with an adjoining suite, housing roughly 1,500 local associates, according to the company. The firm says it serves more than 65,000 clients worldwide through more than 150 offices across 43 countries.
How Highpoint Stacks Up Against the Skyline
A 176-foot tower is no small structure for Leawood, a city where the typical height limit sits at 90 feet. The City of Leawood's own records show four Hallbrook North buildings are planned to exceed that limit altogether: the main headquarters at 200 feet, an expansion building at 140 feet, and two apartment buildings at 120 feet each — figures that differ somewhat from the 176-foot height cited elsewhere for the completed tower, but which reflect the zoning allowances the city has granted for the site.
For comparison, nearby Overland Park buildings along I-435 listed by the city range from 225 to 240 feet, including the 230-foot Sheraton at 6100 College Boulevard. Even so, Lockton's tower is still expected to stand as the tallest building in Leawood along I-435 once it's finished.
Zoning, Approvals and Incentives
Getting Highpoint to the construction phase required several rounds of city approval. In October 2025, the Leawood Governing Body approved rezoning the property from Planned Office District to Mixed-Use Development, clearing the way for the kind of blended residential-commercial project now underway. The Governing Body then approved the Final Development Plan for the project's first phase on May 18, 2026.
The project has also drawn significant public incentives. The City of Leawood's records show the requested incentive package totals about $125 million, or roughly 16% of the project's total cost, including up to 20 years of tax increment financing with 95% of new property taxes reimbursed back to the project. Lockton has also outlined a future phased expansion, with plans for an additional office building that different company materials have described as roughly 225,000 to 258,000 square feet, to be added once the first phase is complete.
