Lovett Homes is planting six gated luxury estates on Mid Lane in Houston's River Oaks area, returning to a stretch of the street the builder first developed more than 40 years ago. Each home will range from 3,300 to 4,500 square feet, rising 2.5 stories with four bedrooms and 4.5 to 5.5 bathrooms apiece.

The project marks a homecoming of sorts for Lovett, which as Houston Agent Magazine reports, built residences on Mid Lane more than four decades ago when the surrounding area looked far different than it does today. Founded in 1980 by Rice University civil engineering graduate Frank Liu and his college roommate, the homebuilder took its name from Rice's Lovett College, according to Rice Business. Liu later expanded the company's reach into high-density urban housing by launching sister firm InTown Homes in 2003 to build three-story urban homes throughout Houston, per Site Selection Magazine.

West Lane Place once included half-acre starter-home lots. Over the decades, the neighborhood has seen redevelopment into homes, townhomes and condominiums. That redevelopment provides a backdrop for Lovett's planned six-home gated community.

What the New Estates Will Offer

Each home design includes 12-foot ceilings and private outdoor space with patios and gardens, the builder's plans show. Some units will also feature first-floor offices and three-car garages, giving buyers flexibility depending on which estate they choose. Lovett is also offering additional customization options to buyers who commit early in the building process, the report notes.

Robert Davis, managing principal of The Davis Group and a collaborator on the Mid Lane project, said the street carries special meaning for Lovett because the company was building there more than 40 years ago, when the area looked completely different, per the press release cited in the report. Davis described the development as a distinctive residential environment offering what he called a lock-and-leave lifestyle without compromising space, privacy or quality. Davis himself is a veteran Houston luxury developer who studied architecture at UT Austin and helped pioneer high-end residential infill and gated enclaves in the River Oaks corridor starting in the late 1990s, according to The Davis Group.

Why Gates Matter in an Unzoned City

Development in a Changing City Property rights and historic preservation are part of Houston's development landscape. Streetlights Residential's 17-story Ivy River Oaks is located at 2311 Mid Lane.

Lovett's earlier work on Mid Lane dates back more than 40 years.

A Hot Moment for Houston's Luxury Tier

The timing lines up with a broader surge in Houston's high-end housing market. Houston Association of Realtors data show the city's luxury segment — homes priced at $1 million and above — jumped nearly 10% year-over-year in mid-2026, consistently outperforming the broader market as affluent buyers shrugged off higher mortgage rates, per The Real Deal. The Real Deal also reported that Houston's average sale price was $441,000 and its median was $340,000 in July 2026.

That divide is especially stark around River Oaks, where Hoodline previously reported on a 15,791-square-foot estate listed for $21.5 million; its final sale price remains private. Mid Lane's new gated estates, with their customizable layouts and private outdoor spaces, are set to join that high-stakes corner of Houston's real estate market, though exact delivery dates and initial listing prices have not yet been disclosed.
