An oceanfront estate in Mākena on Maui's south shore has sold for $18.5 million, making it the priciest on-market sale to close on the island this year.

The sale was reported by Mansion Global, which detailed the property's history and renovation. The seller bought the home for $8.05 million in 2014, intending it as a family vacation destination, but ultimately didn't use it enough to justify maintaining it. Built in 1991, the house underwent a full gut renovation in 2020 before going back on the market in 2024 with an original asking price of $24.85 million.

The four-bedroom home comes with a putting green, a home gym, a pool and two hot tubs, and it sold furnished, minus a few pieces of art the seller chose to keep.

A Design Built Around Shell Reef Limestone

The seller and her mother led the renovation alongside KLC Design & Build General Contractor, a woman-led firm, per Mansion Global's reporting. Their redesign was inspired by shell reef limestone, an off-white tile featuring fossilized sea life, which runs through much of the home and around the pool deck.

Other details carry that coastal theme throughout the house. A retractable glass wall opens the living space to the outdoors, while the breakfast bar is made of local avocado wood with a seaglass inlay. In the family room, a custom light fixture featuring a surfboard anchors floating woven pendants, and the outdoor showers are clad in lava rock. The living-room coffee table was designed by the same artist who outfitted Mama's Fish House, the report notes.

A Mixed Picture in Maui's Housing Market

Maui County's housing market presents a mixed picture. Condominium sales jumped 56.5% in September compared with a year earlier, with 72 units sold versus 46 in September 2025, according to Maui Now. Single-family home sales, meanwhile, fell 7.1% in the same period, and the median single-family price dropped 11% to $1.15 million as homes spent a median of 134 days on the market, up 5.5% year over year.

How It Compares to Other Recent Maui Deals

August brought a steadier single-family market, with 64 sales recorded, up 3% year over year, even as the median price slipped 8% to $1.2 million, per a report from eMaui Real Estate. That report described buyers as active and increasingly responsive to properties and price points aligned with current conditions. The same month produced two high-end condo sales above $10 million: the Resort at Kapalua Bay #2101 for $12.5 million, the first west-side condo sale over that threshold this year, and Mākena Beach Club & Residences #KV-1B for $10.75 million, the community's second eight-figure sale in 2026.

The Mākena sale still falls well short of the island's historic benchmark: a Mākena mansion known as Mākena Modern sold for $32.76 million in 2023, according to Maui Now, a 7,400-square-foot, five-bedroom estate built in 2010 on slightly more than a half-acre.
