Mark Wahlberg's first-ever Municipal Gym location is inching closer to its debut in Downtown Summerlin, and a complimentary, coach-led outdoor workout was held to build buzz ahead of an early 2027 opening. The 32,000-square-foot club is taking shape inside a space off Sahara Avenue at the 215 Beltway that was once home to a Bed Bath & Beyond in Downtown Summerlin.
The Las Vegas Review-Journal reported that the gym is planned for Downtown Summerlin. The location marks the first-ever Municipal Gym, per the developer. Wahlberg first announced the project in a video filmed outside its future location back in 2024. An exact opening date still has not been specified, though the facility is slated to welcome members in early 2027.
A Free Workout to Build the Waitlist
The pop-up session, held outdoors in Downtown Summerlin, featured expert coaches and was designed to drum up interest in the still-unfinished facility. Attendees at the event could join a waitlist for notification once founding memberships become available. Those founding memberships come with real financial stakes: Municipal Gym will hold a one-day, online-only sale on November 2, offering $99-per-month rates to early sign-ups. The gym's website describes different service tiers.
The scale of the buildout shows up in the permits, too. The Clark County Building Department issued a permit valued at more than $2.4 million for interior tenant improvements last year, plus a separate $600,000 permit for exterior work.
Inside the 32,000-Square-Foot Club
Beyond standard weightlifting and cardio-machine space, Municipal Gym's blueprint leans hard into recovery amenities: red-light therapy, cryotherapy, hydrotherapy massage, a dry cold plunge, an infrared sauna, a eucalyptus steam room, and an on-site café. A centerpiece training zone called the 4:AM Club draws inspiration from Wahlberg’s early-morning workouts.
EoS relocated its own corporate headquarters to Dallas in 2022 and operated more than 175 locations with 1.5 million members nationwide when private equity firm TSG Consumer Partners acquired it in May 2025, according to Dallas Express.
Part of a Bigger Nevada Push
Municipal began as an activewear brand Wahlberg co-founded in 2019 with former Callaway Golf executive Harry Arnett and producer Stephen Levinson before branching into physical gyms. Wahlberg moved to Las Vegas in recent years and has steadily built out a local business footprint beyond fitness and apparel. His upscale Mexican concept, Flecha Cantina, was scheduled to hold its ribbon-cutting and grand opening at Town Square on November 7, 2024, as Hoodline covered when the restaurant survived a fire scare ahead of the event.
Wahlberg has also advocated for turning Las Vegas into a hub of movie productions, partnering with Howard Hughes Holdings and Sony Pictures Entertainment on a proposed $1.8 billion, 31-acre studio complex called Summerlin Production Studios near South Town Center Drive and West Flamingo Road, according to The Real Deal. That plan has stalled, however, after legislation to expand Nevada's film production tax credit failed in 2023, with lawmakers intending to try again.
The gym's arrival also fits a broader pattern of adaptive reuse across Downtown Summerlin: a nearby former Regal Cinema is being converted into a climbing facility called The Pad Climbing. Howard Hughes Holdings continues expanding the district's commercial footprint.
