A waterfront home tucked away on Popponesset Island in Mashpee just changed hands for just under $7 million, marking the town's highest-priced home sale since 2024. The four-bedroom house at 50 Popponesset Island Road sits on roughly 0.8 acre with sweeping water views and a private dock leading straight out to the bay.

The sale was first reported by The Business Journals, which identified the roughly $7 million transaction as Mashpee's priciest since 2024. The 4,069-square-foot residence was listed by Jack B. Cotton Jr. of Sotheby's International Realty, with New Seabury Sotheby's International Realty handling the sale side, according to the listing on newseaburyre.com.

A Front-Row Seat to Nantucket Sound

The listing description leans heavily on the home's water access, noting it enjoys sweeping views across Popponesset Bay toward Nantucket Sound, per the same listing. It also touts the private dock as a direct line to the bay, the sound and the waters beyond, putting boating and water access right at the new owner's doorstep.

Popponesset Island has long been one of the more exclusive pockets of Mashpee real estate, and this latest sale fits a pattern of pricey water-view properties changing hands on the Upper Cape in recent years. A five-bedroom Mashpee home sold for $3 million back in October 2022, according to MassLive, and just months earlier, a $3.5 million Mashpee home topped the area's weekly sales list for the period ending April 30 of that year, the outlet also reported.

Luxury Market Still Running Hot on the Upper Cape

The Mashpee sale lands amid a broader run of big-ticket deals across Cape Cod's Upper Cape region. Upper Cape luxury properties priced at $2 million or more recorded 33 closed listings with a median sold price of $2.685 million during the first half of 2026, according to the RP Exclusives 2026 Q2 Market Report. That same report shows the Upper Cape's luxury median sold price actually slipped 5 percent year over year even as deal volume stayed strong, while across all of Barnstable County, $2 million-plus luxury properties posted a median sold price of $2.805 million in the first half of 2026, up 2 percent from a year earlier.

The broader Upper Cape housing market has also been tight. The 2026 Q2 report put the overall Upper Cape median sold price at $708,500 for the first half of the year, up 2 percent from 2025 — though a separate search-result snippet tied to the same report listed a $710,000 median with no year-over-year change, a discrepancy that remains unresolved.

Bigger Checks Being Written Elsewhere on the Cape

Mashpee's new benchmark is still a fraction of what buyers have paid elsewhere on the peninsula this year. A 16,000-square-foot waterfront home on Cape Cod Bay in Sandwich sold for $12.9 million in August, setting a price record for that town, according to NBC Boston. And the all-time high for a single-family home on Cape Cod remains a Barnstable property that sold for $22.75 million, a record noted by The Boston Globe.

The Globe's reporting also points to a market that has only accelerated in recent years. Sales of Cape Cod homes priced above $2 million jumped 35 percent during roughly the first five months of the year, climbing to 99 sales from 73 over the same stretch in 2024, the newspaper found. Meanwhile, the Cape's overall median single-family home price inched up to about $798,000 in April from $795,000 a year earlier, with the Globe describing a market where housing supply remains tight while demand stays strong.
