A grocery store and food court specializing in South Asian staples is coming to McKinney, with plans to fill a 15,600-square-foot space at 4058 W. University Drive, Suite 120, by summer 2027. Spices of India will stock spices, rice, flours, lentils and beans alongside fresh-made roti, samosas and puff pastries, plus a food court serving breakfast, lunch and dinner.

The store is owned by Raj and Nita Patel, a husband-and-wife team who have run Spices of India in Oklahoma City for more than 35 years, according to the business website cited by Community Impact. That original location has occupied multiple sites as it grew and now carries more than 20,000 products, the outlet reported. The Patels told the publication they are excited to bring the store to the McKinney area and look forward to becoming part of the community.

Beyond groceries, the food court is planned to offer dine-in, takeout, delivery and catering. The Patels said they want customers to be able to get everything they need in one trip, from fresh produce and spices to a hot meal at the food court, and that staff will help shoppers find ingredients, suggest dishes or explain what to try first for anyone new to Indian food.

Filling a Gap for Collin County Shoppers

Collin County has a large and growing Indian and South Asian community, and many families currently drive to Frisco and Plano to find the ingredients they cook with at home, per the same Community Impact report. That pattern tracks with a broader shift across North Texas: the Dallas Morning News has reported that Indian grocery stores are popping up across the Dallas-Fort Worth area amid a growing South Asian population, and the paper separately noted that Collin County led the nation in Asian population growth from 2022 to 2023.

Spices of India will not be the only option in the area. India Bazaar, a grocer founded in 2004 and headquartered in west Plano, recently opened in south McKinney, according to a separate Community Impact report. That store sells grain-market products, spices, fresh produce, snacks, organic items, festival items and religious items, giving South Asian shoppers in McKinney another option even before Spices of India's doors open.

Joining a Growing North Mckinney Retail Corridor

Spices of India is joining the second phase of development at Plaza at Fort Buckner, a project from the Seitz Group, a North Texas-based commercial real estate development firm. Community Impact describes the plaza's location at the northeast corner of University Drive and Hardin Boulevard, though an earlier Community Impact report on the same development placed it at the northwest corner of US 380 and Hardin Boulevard; the discrepancy between the two descriptions has not been resolved.

The plaza's first phase already brought in Torchy's Tacos, Cava, Dave's Hot Chicken and Frost Bank. The second phase includes Dave & Buster's, which opened earlier in 2026, and an EOS Fitness gym. The Seitz Group also developed the retail centers at the other three corners of the University Drive-Hardin Boulevard intersection.
