A conceptual site plan now moving through Clay County review shows a 106,371-square-foot wholesale warehouse club planned along Blanding Boulevard near Gregory B. Clary Way in Middleburg, complete with 486 parking spaces and three commercial outparcels totaling more than 3.5 acres. The plan, dated October 8, does not name a retailer, confirm a lease, or establish construction approval, but its building dimensions line up precisely with a familiar big-box brand.
According to the Jacksonville Daily Record, the site plan is labeled “Wholesale Club & Outparcels — Concept C” and includes a deceleration lane along Blanding Boulevard, a proposed traffic signal, stormwater ponds and open space. The outparcels range from 1.16 to 1.19 acres each. The newspaper's reporting does not disclose a project cost or construction timeline for the Middleburg proposal.
The building footprint matches a BJ's Wholesale Club permit currently under review in Pasco County. A June 2026 building permit application for a BJ's in New Port Richey describes a ground-up, $9 million retail warehouse measuring 106,371 square feet on a 34.6-acre site at 3312 Bear Landing Way, according to Civtil. The identical square footage has fueled speculation that the Middleburg concept is a BJ's prototype, though the site plan itself stops short of naming any retailer.
A Second Clay County Location?
BJ's already operates a store roughly 12 miles north of the proposed Middleburg site, at 560 Blanding Boulevard in Orange Park, along with Jacksonville locations on Philips Highway and Atlantic Boulevard and a St. Johns County store at Beachwalk that opened in December 2024, per BJ's Wholesale Club. A confirmed Middleburg club would give the chain a second foothold along Clay County's main commercial corridor.
BJ's has been expanding aggressively. The company announced in May 2026 that it planned to open 12 new locations nationwide during its 2026 fiscal year as part of a broader strategy to add 25 to 30 clubs every two years, a push that would grow its Florida store count to 46, according to BJ's Wholesale Club's newsroom. Florida has remained one of the chain's core growth states along the East Coast.
Why Middleburg, Why Now
The timing tracks with a surge of commercial interest along Blanding Boulevard.
That access has already drawn other major brands to the corridor. In August 2026, real estate firm The Ferber Co. paid $3.99 million for an 11.41-acre parcel at the southwest corner of Blanding Boulevard and Henley Road to build a retail and dining center anchored by LongHorn Steakhouse, Olive Garden and Dutch Bros Coffee, per the same outlet's reporting. Nearby, land around the Gregory B. Clary Way connector already includes the 330-unit Port 55 Class A apartment complex, according to Forge Construction, suggesting the wholesale club concept would anchor a growing mixed-use hub rather than stand alone.
Population Growth Behind the Push
Clay County's population was estimated at 239,593 residents in 2025, according to USAFacts. That kind of household growth is the sort of density membership warehouse chains typically chase when scouting new sites.
A Middleburg club would add a wholesale-club option for shoppers in the area.
Still Just a Concept
The proposal remains at the conceptual-plan stage. For now, the Middleburg wholesale club remains exactly what its label says: a concept, with the details that would confirm a BJ's — or any other retailer — still unresolved.
