A Nashville-based developer has broken ground on a $57.7 million warehouse and office project inside Fort Worth's Walsh development, marking the company's first foray into Texas and the opening phase of what's planned to be a sprawling industrial park south of Interstate 20. The nearly 1 million-square-foot building, which includes 6,000 square feet of office space, is expected to be finished in the third quarter of 2027.
Construction on the project began Oct. 15, according to a state filing cited by the Fort Worth Report, which first reported the plans. Hamilton Development acquired 60 acres within the Walsh master-planned community for the site, located off Bentley Bridge Drive and Interstate 20. The building will be the first of two structures completed in what's being called Walsh Industrial.
Leased but Unnamed
The building has reportedly been leased, though Hamilton Development has not disclosed who will occupy it, according to the same Fort Worth Report account. That leaves the identity of the tenant an open question for now, even as crews work toward a third-quarter 2027 completion date.
Hamilton Development, founded in 2023 by Whitfield Hamilton and headquartered in Nashville, Tennessee, has its CEO describing the project in personal terms. Hamilton said he was pleased and honored to work with the Walsh family on the unique site as the fast-track project began, per the Fort Worth Report's reporting. The company is no stranger to large spec industrial builds: it broke ground on NorthPark Logistics, a 2.1 million-square-foot industrial park in Clarksville, Tennessee, where a 200-acre site is slated to eventually hold 14 buildings, with a first phase of four buildings totaling nearly 550,000 square feet, according to REBusinessOnline.
A Long-Planned Piece of Walsh
The Walsh development team has focused on creating an industrial park south of Interstate 20 for years, the Fort Worth Report's reporting notes. The broader Walsh community spans 7,500 acres, with 2,500 acres set aside as designated office and industrial space. At full build-out, Walsh Industrial is expected to encompass more than 20 million square feet of industrial space.
Walsh Companies CEO Ryan Dickerson called the Hamilton project an exciting start to the Walsh Industrial park and the next phase of significant regional value creation, according to the Fort Worth Report. The comment frames the warehouse not as a standalone deal but as the first domino in a much larger industrial buildout planned for the area.
Fort Worth's Industrial Boom
The project lands amid a surge of industrial activity across Fort Worth and the broader Dallas-Fort Worth region. Fort Worth alone accounts for 12% of all industrial space under development nationwide, according to a Colliers report cited in the Fort Worth Report's Bob on Business column. Across the metro, industrial vacancy fell to 7.3% in the third quarter of 2026, its lowest level since the third quarter of 2023, per Cushman & Wakefield.
Leasing activity has kept pace with the construction wave. Year-to-date leasing in the Dallas-Fort Worth market reached 63 million square feet through the third quarter, the strongest first nine months on record, Cushman & Wakefield reports. Asking rents hit a record $9.76 net per square foot in the same quarter, up nearly 20% year over year. Earlier in the year, JLL found the region posted 17.9 million square feet of net absorption in the first half of 2026, the highest of any industrial market in the country, while vacancy had already fallen to 9.3% for a seventh straight quarterly decline.
More Projects in the Pipeline
Hamilton's warehouse joins a crowded list of industrial projects moving through Fort Worth-area pipelines this year. Holt Lunsford Commercial announced Eagle Alliance Crossing, a five-building Class A industrial park totaling 514,726 square feet on more than 50 acres in the AllianceTexas submarket, while Scannell Properties filed plans for a $23 million, three-building project totaling roughly 360,000 square feet in north Fort Worth, both detailed in the Fort Worth Report's coverage of the construction pipeline. Hillwood, meanwhile, had already built a 7 million-square-foot AllianceTexas pipeline by June before tacking on a 1.2 million-square-foot project.
Other recent north Fort Worth deals include Holt Lunsford's purchase of a 26.5-acre site for Meacham 820 Crossing, a two-building park totaling about 238,000 square feet, and Greystar's acquisition of 29 acres for Longhorn Exchange Logistics, which will add 383,000 square feet of rentable space in the Meacham-Fossil Creek submarket. Those deals, reported earlier this year, underscore how quickly investors have moved to stake claims across the region's industrial corridors even as Hamilton's Walsh project breaks new ground for the company in Texas.
