A new assisted living community is headed for 432 Herbelin Road in New Braunfels, with developers planning a 50,000-square-foot building holding 70 furnished studio units centered on social living. Groundbreaking is expected in the first quarter of 2027, with the project targeting completion by late that same year.

Herbelin Road Assisted Living's owner and developer, James Mamary, Jr., said the community will offer 70 studio units centered on social living, according to Community Impact. Each unit will measure about 400 square feet and come fully furnished, the outlet reports.

Beyond the individual studios, the building is designed around shared gathering spots. Plans call for a dining room, living room, library, bistro and lobby area, per the same report, giving residents multiple spots to mingle beyond their own rooms.

A Mid-Century Look With Local Materials

Mamary also said the community will have a mid-century modern design, with limestone and natural wood used throughout the building's interior and exterior. The project is being designed by Austin-based Pi Architects, the report notes, and a rendering of the building credited to the firm shows the style developers are aiming for.

The timeline laid out by Mamary puts the start of construction in the first quarter of 2027, with the community targeting a late 2027 completion, the article states. No details have been released about rental rates, admission criteria, staffing or an opening date for move-ins.

Joining a Growing Senior Housing Market

Herbelin Road Assisted Living would add to a local market that already includes The Oscar at Veramendi, a 231-unit senior living community that opened in New Braunfels this past August. That community, according to EFA Magazine, houses 175 independent living apartments, 40 assisted living units and a 16-unit memory care neighborhood. Amenities there include an indoor swimming pool, salon, movie theater and gym, along with three dining concepts: a bistro, a fine-dining restaurant and a sports bar.

The Oscar at Veramendi's scale underscores how much larger some recent entries into the New Braunfels senior housing scene have been compared to the planned Herbelin Road project. A separate Community Impact search result had identified 23 senior living communities providing care in the New Braunfels area as of last November, though that figure comes from a search snippet rather than a fully verified current count.

What Texas Requires of Assisted Living Operators

Any new assisted living facility in Texas has to clear state licensing requirements before it can open its doors. The Texas Health and Human Services Commission says assisted living facility services include meals and medication, and the agency licenses facilities based on residents' physical and mental ability to leave the facility in an emergency and whether they require nighttime attendance.

For new construction specifically, Texas Health and Human Services says facilities should use Form 3720, the Application for State License to Operate a Long-term Care Facility, including for an initial new-construction provisional license for assisted living facilities. No information has been verified about whether Herbelin Road Assisted Living has begun that licensing process, nor about its financing, ownership entity or construction contractor.
